British Woman Disappears After Damaging Chiang Mai Condo

A British woman has disappeared after allegedly leaving a rented condominium in Chiang Mai filled with rubbish and extensive damage, with repair costs estimated at 500,000 baht. The case was reported to police on 6 May by Chantanee Wiwechawin, 41, a housekeeper, employed by the owner and overseeing the property in Suthep subdistrict, Muang district. Authorities are now preparing to summon the tenant for questioning and seek compensation.

According to Chantanee, the tenant, believed to be around 35 years old, signed a six month lease beginning on 16 October 2025 at a monthly rent of 25,000 baht. Concerns emerged in March when a foul smell began emanating from the unit and the tenant could no longer be contacted. Using a spare key, Chantanee entered the room and discovered it in a severely deteriorated state.

The condominium was reportedly strewn with garbage, rotting waste, underwear and clothing. Paint had been smeared across the walls, while furniture including the bed and sofa was found damaged, dirty and deteriorating. A television set was also missing and is believed to have been stolen.

A contractor inspected the property and estimated that restoration costs could reach approximately 500,000 baht. Chantanee said the scale of the damage was shocking and far beyond typical rental wear and tear. She added that the condition of the room suggested long term neglect.

“In the past, we mostly saw news about Thai tenants causing problems and leaving rooms dirty, but this time it was a foreigner. I thought she would be clean and well mannered, but it turned out to be unbelievably filthy,” Chantanee said.

The incident has raised concerns among property owners about tenant oversight and property maintenance. Chantanee urged landlords to regularly inspect rental units, particularly those rented to foreign tenants, to avoid similar situations.

Khaosod reported that police at Phu Ping Rajanives station are now working to locate the tenant and proceed with legal action. Officers are expected to issue a warrant and summon her for questioning and pursue compensation for damages once found.

Landlord says, thought a falang would be cleaner than a thai. That would indicate, in general thais, are bad tenants and leave a mess behind. Police say, landlords need to scrutinize falangs more... ?

One may also ask why would someone go through the bother to buy paint and toss paint all over the place? Revenge? Revenge for what?

I wouldn't be the least bit surprised if the tenant got wind that she wasn't going to be getting her (most likely 2 month) deposit back and just left angry prior to end of tenancy. Quite common here for landlords to weasel their way out of returning deposits, especially that of foreigners and even in cases when there is documented evidence of pre tenanted condition..........................

My mate used to rent out accommodation in England. His golden rule was never rent to females unless they shared with a male. Young girls sharing together were the worst. He reckoned males would force each other to clean and refuse to live in filth, whereas with females, they would always accept if one was on the messy side.

Would landowner insurance been available to reduce cost of tenant destruction?

Grubby behaviour by the Brit. however no background story as yet.

I have sympathy for the woman as the landlord is clearly a greedy $#%@. That apartment wasn't worth 500,000 in redecorating costs.

Would have been about 50 000 Baht deposit, two months rent .

Yeah, she my not have gotten her deposit back and decided to leave the landlord with 50 000 Baht repair bill

Yeah but there's some ppl who are well spoken and look put together but they are absolute slobs in their private space. That is probably what they meant

While it looks like this tenant has done a runner and deliberately vandalized the place, it's possible someone else did this and the tenant might have met with foul play herself. It's a possibility.

It has nothing to do with damage and everything with how much can she get from tenant or insurance.

I am questioning 25k a month seems high

I’m sure they will be able to track her down through the information she provided to the Immigration Department with her last TM-47.

I would have thought a rental agreement would include the full name and passport details or copy. Not mentioned in the article. Also, the photo shows one part of a room, nothing else.

As someone who does renovations and buys lots of furniture and tvs, I can tell you that you can do quite a bit for 500,000 baht. From the description of the damage, I'd take one of those zeroes off the 500,000 baht estimate.
