Buying a house via the company route - is it still possible?

I guess we've been very lucky then, as 6 sales of 6 lots, 2 with houses, and all that we wanted to sell ... sold. Holding 4 lots now, not including our home. Will sell 3 as soon as they put a proper road down, and they appreciate even more.

And local builder, built about 20 new properties, in the hood, and ALL sold before even finished. We are all some lucky folks.

Why do you post on RE threads, when you lack any experience in TH ?

I'm living in Thailand. I researched it thoroughly, and ran the numbers, and considered external factors like visas, the property market, the build quality etc. My conclusion was buying a property in Thailand was a poor investment which came with considerable risk. No thanks.

The interest earned by the purchase price money being kept in a bank in my home country more than pays the rent here on similar condo's for sale.

I have properties in my home country, so take an interest in real estate there, and here.

The rent v buy topic has been debated several times. I rent, and sleep well at night.

When you go to move a house and land away from a company normal taxes will have to be paid.

Funny thing is if you buy a company with all in it you are nor paying tax like you would have to pay if a house is not in a company.

Only real change will be the director of the company.

I know some people from overseas who were going to buy but are not doing that now.

Some people are also scared to bring in a lot of money and get taxed on that as well.

Why are so many houses still being built?

Money laundering would be my guess.

As I stated, if not for kid & wife, I might not even be in Thailand, as USA would be just fine for me. That's hindsight speaking. Love it though, so don't think about 'what if' scenarios. Thailand has been very good to me.

Live with your choices, so far, excellent.

Here's relevent for you, I wouldn't sell the present house for less than 3M now, which is 50% return. Nor would I sell the lots, now for less then 500k, ~30%, or 700k once road is in, so 100% profit.

Comparable sales don't mean much, as don't what their cost was. I know our profits, and way better than money sitting any where. Or risk investing. Never lose on land, as they are making any more.

@KhunHeineken 2nd part, married or not, rent or buy, that's all personal choice. Long term financial reason, buying is almost always better.

BUT, myself again, if came here at retirement age (66) then know, I wouldn't buy anything. If start a relationship, maybe fix the lady's house up to specs and beyond, if even needing.

Hindsight, and TH wouldn't be a retirement choice of mine, without a reason (kid / wife) to stay. USA is just as interesting, more so, and just as fun. With the safety net of Medicare, if needed.

And that would be the almost the same, in most parts of the western world. All investing, any time, any where, only invest what you can walk away from.

OR, buy that condo or rent. It's not rocket science, just apparently, uncommon common sense.

I'm not denying anything--I'm simply stating that national data is meaningless when applied to single, local transactions. You have no good response so you deflect with the lame 'denial'. You mentioned you own property in Australia. You didn't say where but let's pretend it's Sydney. You decide to put your property on the market and Google tells you there are 279,000 other properties for sale in OZ.

Does that mean you'll never find a buyer with so many properties for sale? No, it's meaningless. What you want to know is how many are for sale in your Sydney neighborhood that are similar to what you are selling. It doesn't matter what's for sale in Perth. It doesn't matter if there's both a 6-bedroom house and a small studio for sale down the street, if you are selling a 3-bedroom. How many other 3-bedrooms is what you want to know. The whittling process works both ways--for buyers and sellers--both want to know how many are available in that area.

Your 'competition for that one fool must be fierce' statement shows your vast ignorance. A buyer is almost always looking for something specific in type, area, and price--3MB studio in Jomtien, 4MB 1-bedroom condo in Wong Amat, 6MB 3-bedroom house near Mabprachan lake, etc.--so all the property sellers in Pattaya are not in 'fierce' competition for the buyer--just the ones who are selling what he is looking for, at the price he wants to pay, in the area he wants. In my case, there were a grand total of 3 of us in your ludicrous 'fierce competition'.

Property buyers who know what they are doing are not fools. As I've said before, many Thais own properties to rent out to help support them when they retire. Nothing foolish about that--it's being smart and looking ahead. My spouse's Thai relatives all own properties to rent. The recent Thai buyer of our house is also planning to rent it out.

Who said 'no one wants to buy the product'? Numbers might be down but there are still buyers to be found for property. Since our house sale, we've had 4 calls from agents with clients that wanted to view the house. We're in Thailand and there are Thai buyers--just as when you are in Australia you will find Australian buyers if you put your house up for sale there. Check the Chonburi Land Office sometime and you'll see what I am talking about. Thailand has a population of 71 million, OZ 28 million--so actually there are more potential property buyers here. And, as I keep saying, it only takes one buyer for my one property for sale in Thailand--and just one for your hypothetical property for sale in OZ.

Only 1,086 properties for sale in Pattaya? I would have thought the number would be higher. Guess I'm still remembering the poster who said there were 'thousands and thousands'. But, whatever the number, it doesn't really matter. What I can't seem to get you to understand is that it is not 1,086 studios for sale. Or 1,086 3-bedroom pool villas for sale. Or 1,086 2-bedroom condos for sale.

Again, for the hard of hearing, the important thing is how many like properties are there for sale near where I am selling my property. Remember, if I am selling a Jomtien studio with seaview for 3MB, any much larger condos--with or without a seaview--are not competition. Nor is anything priced significantly above 3MB, or dumps way below in price.

So, if you are correct and there are only 1,086 total properties for sale, that means once you punch in property type, property size, property price, and property area, you will end up with a very manageable number--good for a seller, maybe not so good for a buyer if the choices are too limited--as a buyer likely has other things to punch in, such as property age, covered parking, large balcony or terrace, private pool, northern exposure, foreign quota for condos, etc. that will do further whittling.

Punch in whatever you want, still a lot of competition to sell as there are not many buyers out there, across the board, for all properties.

Would you care to pluck a percentage out of the air of how many foreigners encountered no problem putting the property in the Thai lady's name, as to how many got done over? I would say you are in the minority.

In any case, and being realistic, you can't seriously recommend putting the property in the Thai lady's name to anyone.

For me, buying was way better than renting, as I stated, I've lived here basically rent free, and the wife has the equity now of that appreciation.

Why wouldn't buy at retirement age, 66, (what I stated) and single. Because I move too much, get bored quick, if not in relationship or have kid, as I've had most of the past 25 years.

Even in USA, I've never lived in same house for more than 3 yrs. Always moving, either investing or for work.

No other country I would consider living in, besides here, and back in USA. So other countries is a moot subject for me.

Don't forget, I came here at 45 yrs old, not retirement age, 66. First house was cheap, walk away price, and I needed a place to live no matter.

If I spent 15k a month rent for 25 yrs, that's 4.5M baht. Out of pocket money for my, our, Thai housing has been ~3.2M, and the wife has that much in just the house equity now, not counting the other 4 lots.

Not only did I save 1.3M by buying, still have 100% of that money spent in equity. Buying if staying long term, is always better. Did same in USA, lived there basically rent free for last 15 years, due to RE investing, and left with enough to live on, the rest of my life, without Soc Sec.

That's how RE in TH (and USA) has worked out for me. YMMV

On topic as always ... If you did the same as myself, and your only option was with a company, hopefully a real company. But if using as a nominee to purchase only, then on could have easily lived here rent free.

If not caught up in the crack down now or in the future. Go Luck with that 🙄

Depends on the woman. Would it be the sweetest little bar girl in the world from 30+ years ago? No, even then I was aware of being stupid. I took my time and was lucky enough to meet a very trustworthy woman. Successful in all aspects of her life, and finally going to slow down and retire. Lucky as heck I was, and I am happy to admit it. I sure would not be in the position I am now without her. 36 years this May and successful twin daughters living in California after finishing university there.

I don't personally know any foreigners, that got burned in a relationship to a Thai. And only know one, that got divorced, and divided their assets mutually agreed upon, 50/50 split.

That's a lot of foreigners that I met and knew, at Udon Thani, from local forum there. Very active & social crowd. Since I was the new, young kid, most have passed away, still happily married at the time. And I'd say about 5 or more, are still kicking, and married.

Obvious we live a completely different lifestyle, and have a different circle of friends & peers.

Don't know how long you've been here, or your situation, lifestyle, peer group, but I think you're generalize from bar stool BS.

What you imply, I haven't seen.

Data is collected for specific purposes. I'm not against collecting data, no joke. All I am saying, which you keep pretending not to understand, is national data has no relevance to a local, individual transaction. This isn't unique to housing. Suppose you live in Pattaya and you are in the market for a used 2020 Honda City for sale locally. Google tells me that on any given day there are 35,000 to 40,000 used cars for sale all over Thailand.

How exactly is that national data relevant to your finding and buying a 2020 Honda City for sale in Pattaya? It's not, and you know it's not. It's exactly the same for national property for sale numbers. If I am buying or selling a seaview 1-bedroom condo in Wong Amat, I could care less how many properties are for sale nationwide. Once again, how many 1-bedroom seaview condos in Wong Amat are on the market? That's what is important for local, individual transactions.

I think there are '1000 properties for sale'--and likely more--because Pattaya is a huge area with a lot of different places and neighborhoods, both Beachside and on the Darkside. I think there are '1000 properties for sale' because there are lots of different types of properties available in Pattaya, more than anywhere else in Thailand--everything from all sizes of condos from studios to huge full-floor units, from small bungalows to big pool villas, from one-story house to ones with 3 or more stories, from shophouses to townhouses--just a huge variety in a very spread out area.

Yet, with all those 'thousands and thousands' of properties for sale, when you punch in the four basics--property type, property size, property price, and property area, you end up with a manageable number, which is further reduced when some more specific criteria are added, as I stated in my last post. Give it a try on a real estate website that allows you to punch in those 4 basic criteria and you'll see what I am talking about.

Now you're not reading or understanding what I wrote. Along with presenting unrealistic scenarios you haven't done. Many countries strict requirement to buy land/house, and it's not always easy or possible for people to do.

Some may let you buy, but staying there long term may be an issue. Proper visa or acquiring residency. You should do some research before posting. Especially if not from those counties, or block of (EU)

I have given you a direct comparison, one that you are aware of, because you are American.

Here's another one. YOU can buy a property in YOUR own name in my country, Australia.

Yet, we both can not do that in Thailand.

So, a Thai can own property in their name in America and Australia, but we can not own property in Thailand.

Of course I agree with this. I have even pointed out that changes in visa laws may see someone unable to live in their own property here in the future.

Once again, the point is, foreigners, including Thai's, can own in your country and mine, but we can't own in Thailand.

I've said in several posts, in many different threads, over the years, that the day will come when many will be left holding the can here in relation to property. I actually thought it would be a hard right Thai politician standing on a "Returning Thai land to the Thai people" platform. In any case, it doesn't matter how we got here, just that we are here.

The authorities do not have to resources to knock on all the dodgy Thai company doors in the first week, but they will get around to all of them in due course. I don't think this is all just going to go away. On that basis, I would not say it was a panic sale, because no one knows when that knock on the door is coming, and why even take the chance of arrest here?

They chose to get out while they could, and I don't blame them.

Those waiting to see if it all goes away may end up with a worthless property that can't be sold, even at a fire sale, or worse, be arrested.

Funny thing is if you buy a company with all in it you are nor paying tax like you would have to pay if a house is not in a company.

It's illegal to set up a Thai company solely for the purpose of owning land.

It's slowing down now, but the massive oversupply here was because many thought the gravy train would just keep rolling on, with Thailand continuing to be the flavor of the month. Foreigners are wising up to the illusion of property ownership in Thailand.

I believe the only reason so much is being built here is for the sake of money laundering.
