The first thing is you have to protect a good portion of this lump sum and make it work for you so that it brings in income. I trade Forex, so I would invest 100,000 in a forex account which should yield between 5 and 15% per month depending on market conditions. Others can buy shares, ETFs, anything that ensures that the money is put to work and earning income, returns will obviously somewhat smaller.

With the remaining 200,000 I would buy a house somewhere in Thailand and travel, buy a few toys.

See the expert has excellent advice, suggesting you buy a house in a country where a foreigner is not allowed to buy land, and on which there is currently a nationwide crackdown.

I would be buying precious metals. Not as an investment, as a currency hedge.

Governments all over the world are debasing their currencies. The leader is the USA.

In 2000, one needed about 70 ounces of gold to buy a mid-range sedan such as a Toyota Camry.

In 2026, one can buy the same new car with only 7-8 ounces of gold.

I just wanted to say the same, although don't take my comment as advice.

My first gold I purchased at 42.200 baht per baht gold shortly after the inauguration of an orange clown.

I bought more at 54.700 baht and again last November at 62.400. Right now it is 68.750 baht

Again, the profits I made in that short term are no guarantee for the future, but it's an excellent hedge. I could have sold at +81.000 baht end of January this year, but I have no intention to sell ever if I'm not in desperate need of the funds.

I have been in the stockmarket prior to 2008, but now stock are pure manipulation by the 1% who have insider information. So you may get huge gains in the short term, which may disappear as snow in the sun just a few weeks later.


Another advantage with gold in Thailand is that the spread between buy and sell is very small. Only 90 baht per baht gold at Hua Seng Heng and no VAT or income taxes on the profits.

FHA loan, 10% down, 15 year @ 6.3%, mortage + tax ~$900

Low rent, brings in $1500 - 900 = $600 X 30 = $18k a month

ROI ~16.7 months,

$300k back in pocket to buy toys, w/ $18k a month income for 15 yrs

15 yr, free & clear, all things the same, $41,224 a month income

With minimum $1M in equity, if no appreciation cheesy

No risk, property value & rents / income would increase, way faster than overhead, but I didn't figure increases in. So extreme negative figures.

I verified FHA loan numbers and rents via AI before posting.

Didn't bother with income tax or appreciation rents & properties, as rents & equity would grow much faster than liabilities.

He said 10% down. Not sure that is feasible these days on risk assessment with that leverage though.

Sorry, I overlooked that, but you are correct, which bank would mortgage you 90% these days, and even at a fixed interest rate

10% down, along with 'negative' numbers, so no surprises. 6.3% & 15 yrs, as FHA isn't a fan of 10 yr mortages. Although you can create your own, with additional monthly principle payment. Knock the over all interest cost down, and earlier pay off.

Before you ask ... yea, I was being negative with buy in price also, as not in the mood to rehab and bring up to Section 8 specs.

Section 8 is HUD program to subsidize rent, I think up to 50%, so rent comes from govt. State the rent is $1800, Sec 8 pays $900, and the drug dealing boyfriend pays the other $600.

Like I stated, I'll stick with what I know 😄

You don't say. As I acknowledged already that I overlooked the 10% down, which no bank will agree to in current climate. I also looked up the mortgage rates.

Trying reading my post, before you post. They would be the exact same property I used to own and rent out in same neighborhood. As stated about, $1400-1800, for 3 bdrom townhouse. I talk & post from my experiences.

I have had months where I was 65% in the plus, but I found the risk required for this is not sustainable. You have to find a balance between protecting your assets and taking risk to make money. The sweetspot for that is 5-15 %, depending on market conditions.

Left over salmon doesn't mean it was from that 100 gr meal. It's not illegal to have or cook more than one at a time. And they are 120 gr each, and they come in a 4 pack.

Just checked, and I never stated I ate 100 gr salmon for dinner. They don't even come in 100 gr, though not that I ever weighed them.

You think me, wife & dog share one piece, and have leftovers the next day. So all your leftovers in the frig, are off your meal plate the night or day before, not leftover from the pan, since you cooked too much, or just planned to cook extra, so not to dirty a pan again.

That's what the microwave is for. Meal prep during the week, cook a little extra when cooking, makes things easier & fast the following days.

Though salmon, no, I cook & eat, same time. OMG, that means I cooked another piece for the omelet. Is that even possible, or legal.

I will be Thailand based during investing or non-resident to there, but not resident in my home country.

Non Yanks can buy property in USA, although down payment would be 30%, and a bit higher interest rate. So buy 10 houses.

RE, or back to day trading for me. Two things I did quite well at. Prefer RE, as day trading is actual work, to have high returns. I'm not a buy & hold, or fund kind of guy, as ROI is too low for me. Patience isn't my strong suit.
