I read somewhere a 60/40 split.

60% invest

40% keep liquid.

For the 60% look at something like FundSmith. Just leave it there and forget for 5-10 years.

Unless of course you want to turn your "investing" into a job.

What kind of crap properties would you buy ? I can fix anything, although, could simply turn it over to RE office. The one I worked out of managed other's properties, for 10ish%.

I get being a landlord isn't for everyone, that's what the 10% is for.

Well worth if not a handy person, or just don't want to deal with it. Never a vacancy, and actually long wating list for Section 8 properties to come to the market.

Investing comes with a risk, or low returns, 5-10% a year. But their are 2 constants, people need to eat, and a roof over their heads. Food is work, so I went with RE.

Or, start a business, catering to the middle class, that are too lazy, don't have the equipment, and willing to pay others, to do simple tasks, that require the minimal investment of tools, machines.

I went with Chimney Sweeping, easy, but can't be done without equipent. After a while I was relining flues with SS liners. Really nice profit, like $1000 for day's work. Could easily inspect 7 a day, maybe clean 3, and of course they all need caps, if not cleaning, so good for at least a $400 day.

Few other easy business to run, low investment, fast learning curve ...

... clearing rain gutters, install leaf shields

... snow removal

... pressure washing

... siding

... concrete work, walkways & pads

All of those can be started with way less than $50k, as a truck would be the biggest expense. Seriously endless options available.

Invest via Interactive Brokers.

Assuming you're looking for income:

Buy (a mix of) Covered Call ETFs with S&P500 or Nasdaq-100 underlying such as for instance: SPYI, TSPY, QQQI, TDAQ, QDVO that all yield between 10%-14% p.a. before tax paying monthly distributions.

If you're ok with more risk (and more yield) include some Bitcoin/Crypto underlying CC funds, for instance: BTCI, BLOX.

Either lump sum in or DCA monthly.

Very passive investment, definitely no RE headaches.

Obviously not financial advice. DYOR.

I'd put it in a bank account earning 1% interest.

(obviously it would need to be in a stable country, spread across enough banks to have gov ins against bank failures, don't think there ar 15 different Thai banks, but 6 different UK banks might work)

I don't need to make more money, but I don't like losing what I already have!

At 1% interest you're losing money anyway over inflation, unless you invest and spend in CHF.

Investing presumes something long term, at least 5+ years? I would splash 10-15% on IOND as a more speculative play; the majority into VTI or similar, say 60-70%; 5% into BTC while its in a bear market and the rest I would invest into myself, or pay down debt or save for a rainy day, that kinda thing.

When I first came here, gold was 18,000 baht/baht. A condo in Chiang Mai was 1.8 million baht.

!5 years later, the condo is still 1.8 million baht. Thai gold is 68,750 baht/baht.

IMO Thailand is unusual, properties such as condos do not appreciate. Land, yes.

I Australia, I bought a house for $14,000 back in 1972. It's not far off the million mark now.

And factor in how much rent you have paid in those 15 years ?

When I met my Thai wife to be 25 years ago gold was 7,500, she still has 11 baht gold. I've mentioned to her several times that she should sell it whilst the price is high. Then re invest when it goes down, she can't see the logic in that.

Maintain two to three years of living expenses in a money market account, and invest the remainder in index funds, ETFs, etc.

Most day traders lose money.

Your wife is not alone.

Her problem is not a logic issue. She just thinks, as most of the people does, the price can go higher when she should sell and the price can go lower when she should buy.

How you would invest a 300k should be dependent on what your financial needs are,your age,financial requirements,dependents, lifestyle expectations, whether you have the expertise or desire to be involved in hands on management of the investment.

So what suits one person won't be the same for another.Putting aside the possibility or impossibility of getting a mortgage on 30 rental units..managing the renting, maintenance etc would take a small team of people,cutting into you our bottom line and be very hands on,unless you turned it all over to a property management company.

If $300k is all your capital and you're 75 how you invest is quite different if you're 40 and it's part of $5million dollar portfolio.

Mr Awesome suggestion of two to three years living expenses in a money market account and the rest in high yield ETF is very sensible for retired person with either some other source of income or able to live on a $2000.00 USD a month.
