Nha Trang beach rents surge, worrying hotels

New annual rents for parts of Nha Trang beach have risen sharply, prompting concern from hotels that provide beach-chair and umbrella services during quieter tourism months.

Higher rates take effect

Nha Trang Ward in Khanh Hoa Province is completing contracts with businesses and tourism operators for the use of beach sections. The agreements follow new rental rates introduced by provincial authorities on 1 July.

The ward-managed stretch runs from the south side of Tran Phu Bridge to Hoang Dieu Street and has been divided into two areas. Area 1, from Phan Chu Trinh Street south of the bridge to Hoang Dieu Street, now costs nearly VND4 million, or about US$152, per square metre each year.

That compares with a previous rate of more than VND2.6 million, or about US$99. Area 2 now costs more than VND1.3 million, roughly US$49, per square metre annually, compared with nearly VND9,000, or US$0.34, previously.

Hotels raise low-season concerns

Hotels along Tran Phu Street have raised concerns about the higher cost of renting beach areas, particularly when visitor numbers are lower. A representative of the Nha Trang Ward Public Service Center said the rates follow an earlier Khanh Hoa provincial directive.

Hotel representatives said the city relies heavily on international arrivals, which vary by season. Russian visitors tend to arrive in summer, while other international markets more often favour warmer travel periods.

One hotel representative said the rise may be manageable at the height of the season but could result in losses when tourist numbers are low.

What it means for foreigners in Vietnam

Beach chairs and umbrellas remain a common part of a Nha Trang visit, but the higher charges facing operators could eventually affect the cost or availability of these services. There is no announced change to visitor prices in the new contracts.

Residents and travellers planning a beach stay should check current rates directly with hotels or operators, particularly outside peak periods. The changes also underline the pressure on tourism businesses that depend on seasonal international demand along the city's main beachfront.
