Hello all,

Been a lurker around these forums for quite a while. Have gotten good information out of that over the years, a few chuckles and generally had fun. First post here, so it better be good right!

I am looking for advice from actual experiences on how to find one or more potential development/real estate investors. The investments are in projects in South Eastern Europe and have IRR's generally around 32 to 55%. Meaning one generally doubles or triples equity invested over 2-3 years.

A bit of background perhaps to validate, why anyone of you hopefully would spend a few minutes on this issue:

I have been here since mid 90's. Wife and family is involved in fairly large construction projects domestically. Doing fine and staying out of any political issues. My time is spend between domestic activities (30%) and international development activities (70%).

In South Eastern Europe I have good contacts with a European based investment fund, which have very strong and connected local development partners in select european countries. Their track record is excellent and they have invited us to participate in 1-2 projects as a start.

We would be able to participate in 50% of the equity part with the investment fund taking the other 50%. Frankly, I have more good projects than funds at this point in time and would thus be interested in finding a financial partner. It may be for just one project or it may be for several over the years.

Needles to say that all of the above is fully backed up by analyses and project descriptions. I have myself just returned from a tour of the projects and have been very positive about the prospects. At the same time also a bit depressed (frankly yes) that I may have to say no to some of these opportunities short term.

As mentioned above. I would be interested in hearing from people with real fund raising experience and in general welcome ideas based on real-life experiences in linking up with finansiel partners.

hmm... a yield even better than what i achieve in selling shares of a non-existing silver mine in the Rocky Mountains? i am full of envy.

Thanks Buddy Boy! Consider changing your investment scheme. Diversify away from silver mining into bean sprout farming in Buri Ram - It's all the rage now from what I hear at my local noodle stall.

If you can't get into that, let me know and I will try to reserve a spot for you on the OTON team (used to be on it, but failed last time around). They used to advise each of the CEO governors, but from what I've heard now, if you are on the One Tambon One Nerd team you may even hope to advice on a national level - not just at the provincial CEO level. I live in Bangkok and I would not dare approaching Nana with that much cash. You must be a very astute businessman to suggest something like that. I wish I could learn more from you, as you sound very smart. Please forward a list of at list 20 buzzwords so I know that you are a genuine consultant.

All the above being said, I am still pleased by the amount of people at least looking at my OP. I guess having a few assclowns reply comes with the territory. If you want more advice on how to act on a board please go to socnetcentral.com.

I still have hope for some informative discussions back and forth. I also realize that my OP may seem too good to be true - If the projected IRR is so high, why don't I just go down to HSBC or K-bank's fundmgr's and ask for funds. It's about flexibility vs. control - sell shares and you loose control vs. take a loan and you loose flexibility (but retain control).

Anyway! I will give this fun banter a few more days, but I hope to hear from at least a wide range of forum personalities! Give it a try.

It's about flexibility vs. control - sell shares and you loose control vs. take a loan and you loose flexibility (but retain control).

you can finance yourself ... if any.

Or you could have a word with your friendly local bank manager :o

The problem with loans is not the lack or "flexibility", it's that folk tend to want them secured on something. Banks included. :o:D

And already the story is changing.............firstly you were looking for co-investors in a project you were not instigating or managing with under 50% equity and now you are selling shares and talking about losing control - which you never had.

Maybe just stick to the selling of Timeshares in Pattaya? - although I accept the commission is probably not so great as for this.

to prove to you i am a genuine consultant, here are confidential details of the some the projects i am considering at the moment, due to the sensitive nature of these projects please keep the details to yourself.

i am in final stage discussions with a group of like minded investors to finalise the following, a group of taiwanese investors have recently secured the right to open and operate the first mega casino in the middle east to be constructed in riyadh.

a group of pig farmers from surin are investigating the possibility of opening a pig farm in the rub al kalil (empty quarter) area of saudi arabia.

i recently met with a delegation from kentucky who needed my help in opening a distillery in jeddah, the saudi authorities have become alarmed at the production of the local sidiqui, and wish to stamp out this illict trade as it is costing them thousands in lost tax revenue, so they have decided to open the worlds first islamic distillery to be operated in accordance with sharia law.

other projects at the moment include initial planning for beach front property in somalia, we are awaiting tribal leaders to attend the signing process.

other openings also exist in darfur, but due to the imminent arrival of african union peace keepers this has had to be put on hold.

we recently had to pull out of a massive deal in nigeria as we couldnt find any government officials who were familiar with the practice of baaksheesh.

so as you can see i am involved in many multi million dollar opportunities, these are exciting times for fellow investors, i wouldnt want you to miss this chance, remember fortune favours the brave, and you need to speculate to accumulate.

as you are a little short of funds at the moment, i have decided to give this once in a lifetime opening, i will finance 90% and only reuire 10% from you, i am extending this as a sign of my trust in you, and i wouldnt want to see a fellow like minded entrepeneur miss the chance to be involved at the sharp end.

this window of opportunity lasts for 2 weeks only, this is to give you time to raise the small sum of $1,000,000, if you cant raise this sum you really cant be considered a serious player.

The OP is right is point out the very high historical rates of return available on property in this area. This is what normally happens when a bubble pushed prices to unstainable levels
