I have two small questions for boots on the ground.

If I own a condo but do not live in it, do I by default get the utility-bills in my name or is it possible to see to it that I get them in my name?

Is it possible to see to it that rare snail mail (say five letters/year) addressed to me at the condo's address are kept for me to pick up later, rather than bounce or get lost?

P.S. I'm talking about buying the condo from the foreign quota, not from the "company name" quota, if that makes a difference.

Keep the electricity in the original no name or your name, you pay then charge the tenant, that's what i would do. You should have a post box at the condo, only important post is the property tax, even with that you can contact direct and pay. Get the condo office on Line for electricity and water bills

When you buy the condo you can transfer the electricity registration into your name. I would set up automatic payment which will be deducted from your Thai bank account within the required time frame. As scubascuba 3 said than charge the tenant for this. And for all mail you should normally have a mail box at the building.

If the condo is in Bangkok, you can download the MEA Smart Life mobile app onto your smartphone, which is the Bangkok Metropolitan Electrical Authority government app. The app runs in both English and Thai languages and all you need is the meter number from your electrical meter and you can put it in to the app and see any charges or what the outstanding balance is. You don't need to have any physical bills. It will also show you the name on the account.

But if you buy a condo and you want the electrical meter in your name, then you're going to have to go to the office of the electrical authority and deal with some paperwork. A property transfer has nothing to do with transferring accounts of electrical utilities.
