I've been told that the officials from BKK visit the local Amphur office only once a year so that you can transfer title over. Surely this can't be true?

I don't know if the land in question has a chanote or not. Can anyone shed any light on this with regards to land with and without a chanote?

Also how much does it cost to transfer it and is the cost per rai?

ps I haven't put this on the land forum as I thought it might be specific to Issan in terms of how often BKK officials visit.
