I am considering purchasing a home with a mortgage of 50% of the value of the property/home. Am I able to attach the 30 year lease to the deed with a mortgage or must the property/home be purchased in full for the 30 year lease to be valid?

Seeing as the title of the mortgaged land will be held by the bank, the bank will need to approve the lease.

I dont know for sure, but I guess that they will most likely decline to approve the registration of this lease because it will have an adverse impact on their ability to sell the asset should they ever need to foreclose and liquidate.
