I origianlly entered Thailand in 2006 on a one year multiple entry marriage visa from the UK Embassy. This visa expired in November. I am now on my second 30 day tourist visa. Can I obtain a new marriage visa without leaving Thailand?

We do need to clear the terminology a bit.

1. There is no such thing as a marriage visa to Thailand.

2. There is not such thing as a 30 day tourist visa for a UK national.

3. The UK Embassy does not issue visas to Thailand.

You had a multi entry non immigrant O visa to visit family. It expired and you are now using 30 day visa exempt entry stamps. This is limited to 90 days in any 6 month period so you can not continue this method much longer.

Inside Thailand you can obtain an extension of stay for one year if married and have family income of 40k baht per month (as proven by local tax receipts or Embassy letter if from home country).

Outside Thailand you can obtain single entry non immigrant O visa with marriage certificate/copy of wife ID card at most Thai Consulates. This provides a 90 day visit.

In home country at selected Consulates you may obtain another multi entry type visa. In the local area you might obtain such a visa in Penang or Singapore if you can show bank accounts in the 800-400k range; but in general it is rather difficult at most locations.

There is a special 60 day one time extension of stay available from Immigration to visit spouse that might be issued (my only doubts is you do not currently have a visa entry).

Is it no longer possible to get a multi entry non immigrant O visa if I return to the UK?

I have a UK income that is over 40,000 baht per month. Can I use this to apply for an extension to stay?

I doubt your rental income will meet the requirements.

What if your tenant(s) quits. :o

Yes, you should be able to get a multi-entry visa in the UK.

Hull, Cardiff and Birmingham seem to be friendly places to visit.

The 40k would have to be approved by your Embassy and accepted by immigration. Embassy approval is normally the main concern so if they will accept it as income it is worth a try.
