I have been offered 200 wah of land off sukimvit road behind non nook gardens im very interested in the plot asking price 1 million baht . Is this the average going rate for land in the area as im confused at some of the prices they seem quite expensive.

I don't know where Non Nook Gardens is, but if you talk about Sukhumvit road in Bangkok, then 5K for 1 tarang wah seems to be suspiciously cheap.

Sukhumvit Road goes all the way down to the Eastern Seaboard and beyond.

I think the OP is referring to land behind Nong Nuch Gardens in Pattaya.

Still sounds suspiciously cheap though - check the documentation acerfully - and also make sure there is access to the Plot, it could be what Thais call "tee bort" - "blind land" with no right of access without permission from an adjacent Landowner.

If it is that area, land prices are around 15,000 to 18,000 baht per talang wah, so if the OP's been offered 200 TW for 1 million baht, that is approximately 1/3 of the going rate.

Smells a bit fishy...

memo to self, remember the old adage, if it sounds to good to be true it probably is.

the first thing that springs to mind, is offered by whom, and what is your relationship to that person?

if this was such a bargain thais would have snapped it up long ago.

smile nicely and decline the offer.

Yes don't snap up bargains, please wait until they are more expensive.

If it is cheap, just check the chanot, and let a lawyer do a search. Easy.

If it is not a chanot, then be more carefull. Nor Sor Sam Gor is ok, lower than that it gets difficult.

I had to read that a few times. But i see that you translated wah and talang wah differently than most people do. A source of many misunderstandings.

A wai is a thai greeting with the hands .

Buying land by Wah would be very difficult, like buying one meter land. You will get a infinitesimal (sp) thin line of land.

So we can savely presume it is Talang wah.

Its 800 square meters the plot its not cheap, also i know the builder he has more to lose on land than me he has built 4 houses for friends and lives next to the plot. I have chanot copy in my hand and he is a decent guy known him 3 years but i will use lawyer so is it priced correctly ?

shure, papers are not ready yet, the land was devided by the land department,

next week someone is coming along, for placing the new landmarks,

this is a very good price, others want the land too,

but you where first,

so, if you want, you pay 20 % deposit, to make it shure.

oh confusion confusion. only by chioce in your case i tink. he still claims its wah=1sm. then claims its 800mts. thats 200 garangwah...kj you can have as many sqmts you like in any configueration you can dream up. it would still be mesured in mtrs in europe. same same building price.

Wah (วา) is a linear measurement equal to 2 meters or about 80 inches (so in fact, at least in theory, one could buy a Wah of, say, rope or wire etc. (but obviously not a Wah of land as previously pointed out).

Tarang (ตาราง) means “square”

Therefore (1 ตารางวา) 1 tarang wah = 4 square meters.

Ergo 200 Square Wah = 800 Square Meters.

Lol its half rai then if you like looks like im taking the plunge and buying it.

that price equates to 2mb per rai so its not madness if u have access fh title power no flooding etc

Hmmm - your Thai and your Maths could both so with some work :o !

If half a Rai costs Baht 800,000.- 1 Rai would be Baht 1,600,000.- .

It would entirely be decided on WHERE in Naan nooch gardens - some of the property around there is very nice . Other properties are a Thai town Khmer's nightmare of tin roof shacks. From Ban Ampur- Bang Sare the prices for good to great land range from 1-1.5 mil a rai - 20 mill a rai for a rai on the ocean. Best to post your actual location of the whereabouts so you can get an accurate opinion by those who live around the area.

Ahum, in Europe they certainly do not measure land in meters, they do that in SQUARE meters. In Thailand it is the same. A wah is a length and a talang wah is an area.

So if you have the choice. Do you want to buy 10.000 meters or 100 square meters. Both are 100.000 baht.

I suppose it would depend on the purpose of the purchase. If you want a very long sidewalk you might buy the 10,000 meters. If you want to put a porta-potty up, the 100 square meters might be more appropriate.

Ok It's 1/2 a Rai. Which is an ideal size to put a house on. You can have fruit trees, swimming pool, 6 car garage if you choose.

a) I would want it roughly symmetrical i.e. about as deep as it is wide.

:o It needs to be on a public road with power & water.

Price sounds fine. If you can talk him down to 800k all the better.
