Cliff, Rocky Or Hilly Land Near Ubon For Sale?

I was wondering in general if non-farmable land in Isaan is for sale, or if it's all in national parks or in the common domain or something. I really like the rocky, hilly Pha Taem area outside Ubon, and it seems like a lot more interesting place to live, take walks, than that flat land near the city with no real forests. Anyone know the status of land like this? Maybe a high enough price, conservation easement, would convince the park to sell a few acres? :o

There was some land for sale a while back a bit south of your lower photo, on the side of the hill overlooking the Mun. Also some up some small roads that was a little hilly, a bit to the west of there, but access difficult and no power. Keep looking, you might get lucky....

Cheers,

Ask around in the major banks in Ubon. They usually know what's for sale, and some have a real estate section.

Just beware that mountains/hills with slopes angled over 30 degrees (?) are protected by Royal degree, so don't get your hopes up about buying that cute little hillock. :o

Soundman.

...and most are loaned from the state to allow Wats to be built - few domestic houses on hill tops.

I have seen some houses built into the side of a very step mountain - might have been Samui or Phuket?

What do you mean by 'protected', where have you heard of this de[c]ree? the hillock itself is level, but i assume you mean i couldn't buy the steep dropoff over the edge... I would think that rocky/hilly land like this wouldn't be of much value in isaan, since you can't farm it and natural aesthetics don't appear to be valued too highly.

....go to the local land office and ask about title deeds for the land you are interested in.

In the Loei area, there is a lot of land for sale in the mountainous area of Kun Ming. I looked at a piece that was absolutely beautiful. It was a flat area of 7 rai surrounded by nearly vertical rock formations. It has a wide opening and the flat land was planted with sugar cane. The old lady who had it wanted 600,000 baht. The Thai friend who showed it to me explained that very little of the land in the area had proper papers. He recently built a house on that same type of land and says if the people who have controlled the land for many years are doing something with the land, the government will never bother them. The land has been squatted on for a number of generations.

I went home and told my wife about it. As soon as she figured out where I was talking about, she gave me her special look, the one that asks "How stupid are you?" She told me that that land belongs to the government and that lady can't sell it, PERIOD! My wife is quite conservative and refuses to look at any land that doesn't have a proper chanote. The land in that area is being sold and houses are being built on the land. Will it all come crashing down?
