Hi every-one ,

I am purchasing a rai of land in a village 100 kilometers from Nong Khai with the intention of building on it in approx. 12 months.

After living in Thailand for almost a year now I am aware of most of the pit falls awaiting me in this venture . [ You can all stop laughing now ]

It is because i understand this that i have decided to spend on it the most that i can afford to walk away from .

A figure of approx. 1,000,000 baht is in mind.

Could anyone please advise me on how I actually start the process of deciding on who to get to build a house.

Any positive response would be appreciated .

I suggest you break the project up into bite sized pieces. Say 10 milestones.

For example phase 1 level the land & install footings & foundation. (This is just an example). Then set up payment schedule accordingly.

That way if you get sick of your contractor you can fire him.

If they tell you 6 months - figure a year. The crew turn up when they want to & take massive amounts of holidays.

Spend the extra cash to get a good set of plans before you start. Back of a cocktail napkin ain't gonna get it.

Also you can do it time & materials or turnkey. If you go turnkey you don't have much say in material quality.

Once you have a set of plans start getting bids. When you find a jai dee contractor you like get him to show you some other properties he has built.

after you got the plan,you should find one head builder and toghether with your wife go to buy all material, after that you and your wife must follow the job on daily basis don't let the builder go on by themself or you going to get same think different from what you expect.The cost of building in this area is for a finished house 7000 BTH per Sq.M.( you tell your wife what you whant and let her deal with the builder).

One way to get a big head start on quality is to agree in advance that the concrete will be delivered in a redi-mix truck. Becuase stuff mixed ad hoc on site can be great of it can be krap. This get poured into the forms for the beams & posts. Mortar for the walls brick & tile can be mixed on site.

The post above mine is time & materials where you supply the materials. It is one way of working. It is the method I used but then again I was on site every day. I went out & sourced my own doors windows toilets etc. Don't forget about paint & your perimeter wall.

Building a House in Thailand

That one was Bht 850,000.00 (but 8 years ago). I employed the foreman, craftsmen and labour on a daily basis and supervised the w*rk myself. I bought all the materials myself (with the foreman's assistance).
