:o Hello all

Please can somebody put me straight on this topic of the 10 million baht investment visa. I have conducted a forum search and found some dated posts, but this is Thailand and things seem to change daily without any notification! And I am none the wiser. I have been working in Thailand nowfor 2 years and am now ready to buy property, namely a condominiumfor security and peace of mind. But before I do anything I needto clarify the visa options available to me.

I have been told that if I was to purchase a new build condominium of 10 million baht + then I would be eligable for an investment visa from the BOI. There is refrence to it on the BOI website but it is not clear to me.

Both the 3M Baht and 10M baht investment visa was stopped a few years back. People already holding the investment extensions ones are renewed though (grand fathered).

Just extended my 3M Baht version (condo) 2 days ago.

The smaller investment visas were brought in after '97 to assist. They were determined in '06 with very little notice, though existing holders were able to be, as noted above, grandfathered in. There is no expectation that they will be revived. On the condo point it is worth noting that to qualify the property had to be purchased direct from the developer not another party. I believe this would still hold true if one wanted to use any such purchase as part of an asset base for a BoI application.

^ Thanks, I did say visas since I seemed to recall the 10m {for condos} was brought in as part of the post '97 operation, though it is a long time ago now, so forgive any error in my, often questionable at the best of times, memory.

Ok thanks so the 10 million investment visa if it ever existed is a thing of the past! Maybe I heard wrong and it is the residence visa I am after? Can anybody explain what this means as included on the Siaml egal web site http://www.siam-legal.com/Foreign-Citizens...-residence2.php

DOCUMENTS REQUIRED WHEN APPLYING FOR A RESIDENCE PERMIT IN THE CASE OF SPECIAL INVESTMENT (PURCHASE OF A CONDOMINIUM)

  1. Application form (TM. 9).
  2. Personal information sheet.
  3. Health certificate from a hospital (issued within the previous 3 months).
  4. Certification that the applicant has no criminal record in his or her overseas domicile. This must be certified officially, e.g., by the applicant's embassy in Bangkok.
  5. Money transfer certificate issued by any bank in Thailand for no less than 10 million baht.
  6. Evidence of the purchase of a condominium from the owner of a condominium project.
  7. Copy of passport.

It is no wonder that people get so confused about these Thai visas! I was in speaking with Immigration today (note NOT junior staff or interns AND I had my Thai wife with me to ensure understanding).

I was after stats on the numbers of visas currently issued, but I also asked about the investment visa/s.

They handed me a copy of Order No. 606/2549 wherein in mentions the 3mill baht investment visa at Sect 7.4. The wording of this section (to me) implies that it only applies to people who held this visa BEFORE the order was enacted in Oct 2006. I said to the officer "I have read on the internet that this type of visa is no longer available for new applications" and he stated that it was available for new applications. he consulted with others. I said "lots of things on internet not correct". He agreed, he said "there not sure, here, sure!" :o

I have a feeling only Siamlegal can explain that. If you get a Resident Permit through that route, please let other members know by posting in this forum.
