I've read several posts regarding Thai wife owning land and the farang husband building and own the house on that land, but what about if unmarried and the property isn't a new build (that it is already built on land, being sold 2nd hand from someone else), can the farang still own the house?

Can the farang have his name on the house documents as the owner?

house yes, land no. a big legal problem is to separate building and land when the house has been built already. TV-sponsors (Sunbelt and SiamLegal) should be able to advice you in this respect.

Apparently land and house cannot be separated in this case, as lawyer I visited today said.

That link is about land ownership and nothing about a house.

If a lawyer tells you a house can not be owned it is time to take him/her of your list and find a new one.

When married the house will be 50/50 when bought/build after marriage.

Best option imo is a usufruct for the land before you marry and a house in your name 100%.

You have to just love that even when the statement referred to in the following may not actually be the truth, the Director General will accept it as legal and binding.

"An alien whose spouse is a Thai national either legitimate or illegitimate, that Thai national can purchase land but the alien spouse of that Thai national must give a joint written confirmation that the money which that Thai national will expend on purchasing the land is wholly the separate property or personal effects of that Thai national and not the Sin Somros or jointly acquired property."
