It depends on your agreement with the landlord. Would say that if you break the contract within 3 years, normally you only lose the security deposit. It is possible to add clauses to a lease agreement. We did one that stated that we have 30 days notice and then the landlord will only receive the security deposit for premature termination of the contract. Assumming you haven't already signed the contract, why don't you try to sign for less than three years. It's the leaser's market right now, not a lessor's.

I would say it depends on the poor legal wording, is there only the 'English' contract - not one in Thai?

If you are at risk of more than you choose to walk away from - consider helping to find a replacement tenant.

I believe that in theory you could be taken to court for the balance of the rent owed on the contract. In practice I've never heard of such a thing happening here during my 7-year stay.

I walkedout of a 1 year lease agreement after 3 months, due to faults of landlord and 'misrepresentation' which they didn't accept--I lost my deposit.[Landlord probably lost face]

My contracts always say that if I want to terminate the contract, I lose the deposit which is usually 2 or 3 months rent.

At the end of the contract I get the money back, less whatever the landlord considers "damages" to the property.

Or, if acceptable to the landlord, I simply don't pay rent for the last two or three months.
