Hua-hin Chaa-am Housing Market

Well the high-flying chickens of the Thai real estate bubble are starting to come home to roost :o Did you really think the Thai market would be different than the rest of the world (US, UK, Spain, Singapore, Japan, etc.)!

The Thai developer of the Boathouse "villas" housing development in Cha-am has decided to downshift from B 13M villas to B 4-5M TOWNHOUSES on 35-50 TW plots of land :D I guess Thai and farang suckers for 13 million "villas" in hick-towns like C-A are harder to come by these days :D

So what? A development has been redefined by providing more affordable housing, and that has occurred several times. Condo developers in BKK are building more smaller and less expensive units, and I'm not sure why you think that means that the market is "tanking".

Thai's rarely buy holiday homes at prices greater than 10 million. The developer listened to market demand and agreed that townhouses will sell faster.

The Boathouse Hua Hin sits on a 75 rai parcel of land and these townhouses represent about 10-12% of total sellable area. So changing one component of this project, the villa portion to townhouses hardly "redefines" it.

In any case the target buyers for the townhouses still have the same purchasing power as the condo buyers (the townhouses are priced from 4.8 to 8 million Baht). So what the developer has done in this case is given the sector with the most active buyers more choice.

Note that Thai's are by far and away the most active buyers of real estate in Hua Hin & Cha am.

You speak so sweetly, thank you for that 'valuable' contribution. It is so easy to judge another person's statements based purely on their profession, for surely all agents, lawyers, welders, mechanics, police, management consultants, fisherman, carpenters, engineers have the same character :o

I never claimed that the market was booming, going bust or in fact made any comment on the sales performance of the subject project at all, anywhere. In fact I only reported on what happened to the Boathouse villas and why, so that readers can get an accurate picture of what is happening there and so be better informed.

But if you must know how it has been in Hua Hin and Cha Am, then yes to the time of posting sales were strong. Although I must say that it is different story today.

Recent events have been bad for all types of business (unless you are selling security products I suppose?) and we sincerely hope for the sake of this country that this turbulence settles down as quickly as possible.

As for whether my words are convincing or not, thats up to the readers to decide but frankly given your prejudicial outlook, I couldn't care less what you think too mut.
