Looking For House/ Townhouse

Hi everyone,

I'm looking for a townhouse or detached/ single house set in a village/ moo baan with at least a swimming pool. Budget is between 2-4M. Anywhere within 20km of Sukhumvit 71. Any information very much appreciated. Thanks.

Budget may well be the problem.

However, you could try a moo baan on Thanon Seri Thai, should be within your budget.

Its located on Seri Thai either 51 or 53 cant remember exactly, the turn into the moo baan is on a set of traffic lights, right opposite Toyota Buzz showroom, has a large sign with the name of the moo baan at the enterance, and the usual yin dee etc.

Coming from Suk soi 71, head down suk 71 towards Klong Tan, at the lights go straight ahead, over the railway tracks, with Nasa Vegas on your rh side, when you reach the next set of lights go straight ahead onto Thanon Ramkhamhaeng, Foodland will be on your lh side.

Follow the signs for Min Buri, eg get on the bridge, rather than staying on the road.

When you come off the bridge keep heading straight and get on the next bridge still heading to Min Buri.

When you get off the bridge the Pippin Hotel will be on your rh side, this is still Thanon Ramkhamhaeng.

Keep heading straight, go through the first set of traffic lights, at the second set of traffic lights, about soi 115, turn left, and head straight ahead to the next set of traffic lights (Nida junction).

At Nida junction turn right and head up Thanon Seri Thai, the moo baan is about 10 minutes drive from Nida junction.

That is Moo Baan Sahakorn, a housing estate built during the late 70s to early 80s, and sold largely to civil servants.

thanks for the responses so far.

I know that there are possibly hundreds of moo baans out there and have no idea where they could all be. That's probably the main reason of posting this. Also, i was hoping that maybe some of you live in areas or doing some house hunting yourself could share the relavent information.

I know seri thai rd, will check out the moo baan soon. BTW, did you see any homes there for sale?

Most detached houses in this moo baan are on 100 w2 land selling at around Bt6m.

Townhouses may be more to your budget of Bt3m-4m. Saw a few vacant houses along the sub sois of Soi 34/3-4 where the placement mark is.

Whats throwing me is the budget and the need for a swimming pool.

If the op is flexible, there are options.

Head to Suk soi 77, coming from Carrefour head towards Seacon, turn left into soi 17.

Carry on down the soi until you come to soi 16 on your rh side, right next to the petrol station.

Drive a couple of hundred yards, you now have 2 options.

When you reach the 7/11 just across the road on the opposite side there is a small moobaan of about 20 townhouses, 3 storey.

Or carry on a little there is a fairly recent moo baan of new townhouses.

Both these moo baans have no swimming pools, however, right opposite the 7/11 there is an apartment complex of about 6 condo buildings (Condo 77 rings a bell) there is a swimming pool there that can be used, thinks it costs about 20 baht a time.

Not exactly what the op is looking for, but if he is willing to be flexible and compromise it may help with his lack of budget.

There are also townhouse for sale at the City Lagoon complex right at Nida Junction, reached by turning into Seri Thai soi 9, dont know if it has a swimming pool or not.

Actually, i am flexible and the pool doesn't necessarily have to be in the moo baan. If there were public swimming pools nearby (walking distance), i'd definitely be interested and check it out as well. I know my budget is tight, personally my preference is for a house instead of townhouse but i gotta be a little realistic with how much its going to cost. Thanks for the follow ups and keep em coming.

i bought a new town house in seri thai in april....only brand new development ..turn off seri thai road down soi 41 or 43 to get to it..in front of bungkum district offices ..the grandity is the name of the development ..they were built by italiathai ..big company in bkk [they worked on new airport too].no messing with them very professional....very close to all amenities..7/11,shops, park etc.a few minutes from the mall bangkapi..15 minutes to airport...50 baht in taxi to sukhumvit areas......51 houses in total ..there is just a few left..24 hour security too....no pool though :) but price in your range

For me to live in but would want a lease friendly area as we never know in the future.. I own a car.

Lease friendly area in the outskirt (and within your budget) where you have less problem finding a tenant in the future would be the area enclosed by Srinakarin, Bangna-trad and Sukhumvit 107. Reason is the proximity to the 2 international schools, and the BTS passing Samrong in late 2010 or 2011.

You will need to drive and scout the areas to note down those houses with a 'For Sales' sign.

Funnily, I also think this would be an area that would be easier to rent out in the future if needed. Only thing that scares me is the traffic there. I've been stuck a couple of times and it's pretty messed up, especially so during rainy season.

Yes, Sukhumvit 105 and 107, including Samrong are old roads that will probably be elevated within a few years' time. That's why I said houses now are still within your budget. If the roads are in the process of being elevated, prices will be pushed up 25-35%.. That said, you will need to elevate the front of the house after purchase, including refurbishing the drainage and waster water tanks and pipes.
