Buy Wooden House (lana Thai?)

Hey

I intend to have a small teak house built on my friend's land (small budget Baht 300 to 400K)

I have had a look at internet and found out that a couple of companies were building this kind of houses

Lana thai C° seem to have dealt with non Thai customers advertising they take care of the project from A to Z

I wonder if anyone has been involved in a project with that specifc company and waht is the feedback

And, of course, if someone has got info about other good companies, please let e know

. . . compared to the modern financial world, simple home mortgages are relatively new and still quite unsophisticated in Thailand . . . one of the reasons that they are new financial tool, is that lenders historically would make no loans on the types of traditional Thai homes as you are seeking.

. . . your builder will show you how quickly and easily this type of home is erected . . . they are just as quickly and easily DE-constructed . . . mortgage lenders' collateral easily vanishes . . . overnight.

. . . while the home cost is modest, if you are considering a home mortgage, you might want to ask a few lenders before leaping into it.

I can not say about the companies.To build a wood home is more expensive then to build a concret home.The best way to build a wood home is to find a home that is for sale that has the wood that you need.Tear it down and use that wood to build your new home.That is what we did and it still cost about 300k.The home we bought was in Roiet and we had it trucked about 250km to the place that we built or new home.That was in 2549.Today in our moo ban someone is building a home about the same size and they bought a home to tear down and it cost them about 400k.Plus they have had to buy more new wood to finish it.Our home is not a fancy lana style home either.Just a plain old 12 post rural Thai home.

I think you will be lucky to get anything much decent on that budget! Where are you? There are several companies in Phrae offering new build wooden houses..but pretty crude carpentry and joinery and closer to 1mB. There are really nice houses on the road from CNX to Sukothai via Thoen and Tungsaliam...we followed the route of purchase of falling down houses for the timber..beautiful planks but not cheap..veveryone knows the value of timber today...and take care with the regulations about transporting timber from one province to another..often has to be stamped as to its origin + maybe plus a bit of Tea money, though we did manage to get one from Trang to Nong Khai!! Good luck

Sorry I don't get it

I am looking for a company specialised in Teak house and I do not need a loan to build it

The point is that I have found this company building and they charge 3++K

It really is a 30m² teak house so nothing fancy there

On the other hand I can't be bothered , buying, tearing , building is bit too much for me

As a matter of fact it is a kind of a gift to the mother of my friend and the last thing I want is going back and forth to check it out

Mate, your budget might be a little out of proportion.

I have built "a little" Teak house in the upper north back in 2008.

While the initial investment for an old house to be torn down and re-built on my site was rilly modest (300k) , the follow-up cost wasnt. The contractor agreed to bult it up for 400k (just the wages)...actually, my house is nearly finished at abt 3 million Baht. :)

Thanks RAZZ it is the one I had in mind but was looking for someone having dealt with them (as they do not answer my mails)

Looks a good service they (Lana) offer if the website is correct.

So basically they build the house at their factory first, do all the electrics and plumbing, then dismantle it and take it to your land to have it re-assembled.

Some of the pictures of the finished houses look great.

As alyx was asking, does anyone have experience of this (or other) companies? How was the finished house? Comfortable to live in?

..Would be interested if you can easily add A/C to a Teak house?

I've got the land ready and waiting just need some inspiration of what to build on it!
