How Do I Find The Owner Of A Property/Land

Is there an easy/quick way to locate the owner/title holder to a land/building?

Specifically, I want to find the owner/developer of an abandoned construction project in Bangkok.

Normally, I would expect to get this information from the local town hall/planning department. What would be the equivalent for that in Bangkok? What are the fees?

It's not easy to find the owner of a plot of land unless you have a copy of the land title (chanote). However, if you have a copy of the chanote on adjacent piece of land, you can go to the Land Office in that district and make a request to see the chanote of the land of interest.

The easy way to get it that talking to local area. if not you need to talk to Land office.

However you need to get few information when you talking to land officer.

You need to get Title Deed No, Land No and Land Portion No. (Rawang). from whichever land located in that area

Then, you need to look at Title Deed to getting Title Deed No on right top of Title Deed, Land Portion No on left top of Title Deed and Land No on second line left top of Title Deed.

Next step, you need to look into Rawang at Land office which showed all land portion including land that you taking info from.

You will see the Land No.of the land that you looking for in Rawang because you can't see Title Deed No. there.

Eventually, you will get Title Deed No. and the owner name of the land that you looking for.

Hopefully, you can get it even it's very hard when you talk to land officer.

Another way, you could get owner name by look into construction permit at Municipality(Tessaban).

Abandoned construction project need to getting construction permit and keeping record there.

You need to see backside of title deed to read who is the owner of a land plot. If its Chanote land title, you can read the numbers on the plugs. Provide a drawing of the land with plugs positioned with numbers. Ad gps positions. sweeten it with some 1000 baht notes, and start asking in Land office.

Building permits are not always issued in owners name, so could be a long track to follow.

If the property has a structure and Tabien baan, it has a house number. This can be tracked at Tessabaan

It's correct that construction permit is not always issued in Land owners name which land owner and building owner sometimes is not same person.

So, If you want to buying over land and abandoned building together, then you should talk to Tessaban which you can get building owner name and land owner name in the same time.

Due to when applying construction permit, consent letter of land owner are required.

Instead of taking title deed info of somebody who living in that areas when talking to land office, you could take only house No. of somebody living nearby your target land when talking to Tessaban.

Sometimes the REAL owner's name is not anywhere to be seen, the land has been put in "another" persons name to hide it from the govt. This happened when I bought land, the Land office nearly didnt transfer it to us as when they asked the man whose name was on the chanote about the land he knew very little about it.
