Rent At View Talay 6

Hi :)

Tried posting in the property section of TV but no replies. Can anyone here help?

I'm looking to rent a studio at View Talay 6, Central Pattaya for 6 months possibly longer starting in mid November. Does anybody know what is considered a fair monthly rent? What is the difference in cost between the Naklua and Walking Street sides? Does anyone on TV have a studio for rent? If anyone is currently renting at VT6, may I ask what are you paying?

I've searched TV for info and found one member requesting a studio for 6 months saying that he would pay B12,000 for the Naklua side and up to B14,000 for the Walking Street side (monthly). Is this reasonable?

Any info gratefully received.

I have lived on the 22nd floor Walking Street side for about 15 months on two one year leases. I pay 18,000 rent and with the condo market here in bad shape I hope to get that reduced some next June when I go for year three. My room is 48 square meters and I like it.

My room is 48 square meters on WS side and I like it too. 16,000/month on a 1 year lease paid monthly. Water is condo billed and electric is govt paid at 7-11. Try using www.condo6.com. My landlord is living in America and very helpful as is Condo6 who have an office in the lobby.

The building is always being maintained. The landscaping and pool are beautiful. My only gripes are no chairs at the pool and the lack of light and security near the motorbikes. My girlfriend often asks the guard to escort her to her bike.

The condo staff aren't very friendly. They are unsupervised Thais and go by their own rules in my opinion.

The prices you have been quoted are extremely low prices for the View Talay 6 Pattaya building, If you have found an apartment at 15,000 - 18,000 baht a month i would say take it as there are not many in this price range.

Look around at estate agents listed prices and you will find most of the apartments listed at more than 20,000 Baht for long term. Nicer fitted apartments 25,000 Baht and above a month.

The main difference between Nakula side below the 14 floor and Walking street side is noise and views. Nakula side has a fantastic view of a high rise car park less than 20 meters away.

The agents listings are always on the (very) high side. I recently rented an apartment for 2 years in one of the View Talay residence buildings (fully furnished good quality) at 15k/month (55sq metres) direct from the owner, when every other similar available unit was listed at 25K+.

The economy isn't that great, so ask for a discount. Also if you can afford it, get a bigger discount by paying at one time. I've seen them for rent at 15-25k.

There are always Condos for sale in a building of this size, i am sure condo 6 the estate agent company will have a list of condos available for sale today.

I spoke to the staff at the main View Talay Office in Jomtien, and they told me that they have about many apartments for sale in the View Talay 6 building, These are shell units

Yes, but the good units were sold out long ago. What's left is looking at the new hotel and in true Thai tradition they will not discount these units.

Also,in regard to purchasing, there is a huge vacant lot on the walking street side. Those poor buggers on the Naklua side got a royal screwing when the festival and hotel got built.

In other words, the owners on the Walking Street side will eventually get screwed too.

They sure will when the next high rise condo is built - but that's Thailand.

As for the rents quoted here at 15-20,000 Baht for a studio, that is plain crazy as the Agents mark them up. Go direct e.g put ads on the notice board ;)
