Committees Powers/Jp'S Powers

Many people are under the impression that committees 'manage' condos - when I was involved in a committee sometime ago I would have owners coming up and moaning about day-to-day stuff - I would try and explain that they should arrange to meet the JP. Naturally if nothing was done the committee could approach the JP for an explanation.

It is the JP who, under Thai law, manages the condo and is appointed by the AGM not the committee. The committee 'monitors' what's going on and if they disagree can try and pursuade the next AGM to change JP's.

So decisions about spending budget, decisions about renovations and authorisations are the province of the JP alone. Committee members cannot, for instance, go up to staff and say 'can you do this or that' - it's classed as 'working' and puts visa's under threat and put's the committee in the position of 'managing'
