Need Advice On Buying Condo In Bkk Please?

Perhaps somebody out there might be so good as to proffer some advice? I am resident in Phuket but for how long I’m not really sure. It seems over the past year or so that that the island has become host to the dregs of humanity. Drunken brain farts that trawl the bars at night in search of sparring partners. The other more pressing problem with living in Phuket is the lack of decent schools. Thus my dilemma is that for the last year I have been perusing condominiums in Bangkok and the more I search the further away I seem to get from my objective which is to purchase a 2/3 bedroom apartment for 4 to 5 million Baht. I am aware that the property market in the capital is unsound at present but I just don’t have the local knowledge to select a well run development in a suitable locality ie close to the city centre, public transport, international schools, shopping etc. Please could some informed body point me in the right direction.
