Why do some people grossly over price there business when trying to sell. The one i have seen recently is not Thai owned its Farang owned. Its a bar ( which i wont name or say the location of ) for sale for 2 million baht ! In the bar is a couple of Tables and at most 10 chairs, a half ased bar with a couple bar stools thats it. I would be suprised if this bar has ever broke even in a month. But still the farang owner has set his sights on 2 million baht. He must know he has no chance. so why bother ? The bar at most is worth 200.000 baht and he would do well to get that. But it seems to be the norm here . Some of these places that use the term ' Business for sale ' are insulting the word business.

Rant over... I know alot of bars here on Samui are worth 2 million plus and have profits and customers to show for it.

if that is the free hold then i might be worth it because u can sub let it out for about 40 k per month min 6 months. thats more rent than for someo house for 2 mill.

seen allot of bars die.

when the girls go the bar crumbles. all the girls travel in groups also :whistling:

best off opening a bar that does not only rely on girls. like sports bar or some sorte of theme or it is destine to fail.

example the Ice bar :D

also i see bars and restrants for sale when they are not even open. if u want to sell a business at least have it open so that the buyer can see the business up and running. other wise u might aswell just rent a small shop for 7 k per month and open your own bar.

thats the thing. u r buying a business or restrant.

when the building is closed. then it just becomes and empty building. wouldn't suprise me if someone just bought the shop space next door for 10 k per month and put the 2 million into other uses

I know the bar you're talking about, I think. On Chawang Beach Road. The rent is horrendous and certainly not worth the money. But, hey, if someone is stupid enough to pay the price, then ho hum...........

Its basically an attempt to get back the money that was originally poorly invested.

yep property is only worth as much as what people are willing to pay for it. if someone does buy it or rent it then someone will be happy

Now is the time to buy.....before the boom in tourism next year....:whistling:

There will never be a "boom"again and one da people will wake up to realise that this island is the victim of cronic oversupply.

Or rather they probably won't. ;)

every body says that it is quite here. i here this every year for the past 10 years. yet u only have to look at the traffic on the street to know that samui has proper grown in size. so if there are not enough tourists and business on the island then where is everyone going ?

sometimes it takes my about 10 minutes to pull onto the main road. Samui is now an amper muang due to its size. it is very big considering it is only an amper

They're all on the way to their bars each and all of them where they will sit alone all day and night occassionally waving to a fellow bar owner who is having a day off. Although even this is rare nowadays. Its much easier to get bar owners into a pub that's where a lot of these places are going wrong. Forget the tourists....here today gone tomorrow....!

Good to see you kick starting the real estate biz mayor. There I was thinking as your lease passes year on year its value deprecates as well.....I'm glad there's people like thrilled out there who disagree! :);)

Open a Krispy Creme franchise on Samui....forget the bars. The Thais love 'em! ;)

Why not just name the bar? It isn't defamation to say a place is, in your opinion, overpriced. What is the name?

I think you need to believe it.

I am not naming the bar beucase there is no need to single out just one guy when so many people are at it. If (and that is a huge IF!) he sells it then good for him

people rant about Thai prices and twofold pricing and taxis and Ba and............., but if it concerns their businesses they ask for something, they would never ask in their home countries.

Because they can!!:lol:

Let's face it, over the last 10 years there has been at least one plane a week with someone on board who thinks they can live the dream. And all they have to do is pay a years salary for it! Only when it becomes perhaps 2 or 3 times a years salary will they calculate the risks. So, if you think you can inflate your price, then why not try it?

Of course, there are less planes nowadays, and your salary is worth less than it used to be, and it is kind of difficult to imagine an empty bar filling up in the next few months, and etc etc etc ....

i might buy this bar. it seems to be pretty interesting. haven't even herd the name yet and it has a 2 page forum on here. this bar promotes itself. just would like to know what is the bar and where it is so i cna pop open my breif case.

It's already been bought by a Thai lady!!!!!!!
