Who is the registered owner of the house? What does your lease say about subdivision or sublease?

The house is registered on my name (farang). The lease say nothing about subdivision or sublease.

Any agreement would necessarily have to terminate along with your land lease. Have a lawyer draft a simple agreement (contract) to lease two floors of your house for the remaining 26 years. To be legal any lease for longer than three years has to be registered at the land office. Any outright sale, under these circumstances, would be questionable unless subject to the terms of the land lease and the land office still might refuse to register the sale or even the lease.
