When I built small hotels in Phuket, I always leased the land for 20 years at a cheap, monthly rate. The lease of course was registered at the land office. The contract actually stipulated no financial penalty on me if I 'abandoned' the land before the end of the lease, because although I owned the buildings on this land, the land owner could claim these if I abandoned the lease. Of course, a non-Thai can legally lease land in his/her name. -

From the nonprofit Brennan Center for Justice that focuses on voting rights issues: Noncitizen Voting Is Already Illegal — and Vanishingly Rare April 17, 2024 The Brennan Center is part of a broad coalition tracking election-related disinformation. A big rumor we’ve identified rattling around the murkier regions of social media is that hordes of noncitizens are voting. That’s false. A lie. An urban myth. But it has also, somehow, become the glue that’s holding together disparate wings of the Republican Party. ... In 2017, my colleagues Myrna Pérez (now a federal appeals court judge) and Douglas Keith conducted an exhaustive study of 42 jurisdictions in the 2016 general election. They found that “election officials in those places, who oversaw the tabulation of 23.5 million votes, referred only an estimated 30 incidents of suspected noncitizen voting for further investigation or prosecution. Justice Department Sues Alabama for Violating Federal Law’s Prohibition on Systematic Efforts to Remove Voters Within 90 Days of an Election Friday, September 27, 2024 The Justice Department announced today that it has filed a lawsuit against the State of Alabama and the Alabama Secretary of State to challenge a systematic State program aimed at removing voters from its election rolls too close to the Nov. 5 general election, in violation of the National Voter Registration Act of 1993 (NVRA). ... On Aug. 13, the Secretary of State announced the launch of a “process to remove noncitizens registered to vote in Alabama.” This was 84 days before the Nov. 5 general election. The Justice Department’s review found that both native-born and naturalized U.S. citizens have received letters stating that their voter record has been made inactive and that they have been placed on a path for removal from Alabama’s statewide voter registration list. ... Investment for income stream for a Thai
Webull have been operating in Thailand since 2024. Only Thais can apply at the moment but foreigners are supposed to be added to registration process in future. As this thread is about Thais investing, maybe another choice. Platform looks easier than IBKR. -
