Hello all,

Question on cost/labor etc in Thailand. My girlfriend has a small shop she runs(offers laundry/food/beer) just north of Pattaya. She lives there and has an area sectioned off for her bedroom, about 11sqm/120sqft.... No A/C, sectioned off with wood paneling. I've been there and seen it, she could use an upgrade, she said it would cost 25,000 baht for a new room. I believe that DOES NOT include A/C, I'll have to ask her again but pretty sure it doesn't include A/C.

Is this a reasonable price?

I paid 30K at living mall a few weeks ago upgrading my whole bedroom.

The decent deals were 25K and up

for 28K I got

- 1 king size bed with mattress (with draws built in one side)

- 2 bed side draws.

- 4 door waredrobe

- 2 big 4 draws thingo

- Tv stand with draws n shit.

Included deliver and installation.

Go to any builders yard and price up some breeze block, sounds to me as if all she is going to do is build two walls and throw some paint on them.

25k is far from reasonable its well excessive, 10k tops but cheaper depending on quality of products.

OK….. Stud wall, double skin, (bamboo), that's basically what you're describing…..Looks great, very Asia, I like it. I recon no more than 4K for labor and 5K materials…(incl door jam and good door) Tops…….. But maybe her brother and dad are doing the work! :rolleyes: I would expect for 25K that would include AC. But maybe she's doing more, but can'texplain to you everything she's planning.

You know just because she speaksThai, this doesn't mean she can't be ripped off by some gob-shit builder…….She well may be a victim here herself.

I built a 16 square meter room with a 1 meter wide walk way surrounding it for 40000, bought all the materials myself, and paid 2 builders 300 each per day for the work.

So 25K sounds a little low, but if you don't do it right the first time it will end up costing you more later.

The OP is not building an extension, the room is already there.

All the OP is doing is putting up an internal wall with/without a cheapo door in it, there is no need for windows or a roof they are already in place.

Cant rule out the possibility the girlfriend has a brother who is a builder.

Correct, no furnishing, just a room. I know she wants to get a decent door, I should of mentioned that earlier. Right now she just has a doorway drape leading into the room, sometimes customers will wonder in. She also mentioned she wants it to be a nice enough so I don't have to pay for a guest house/hotel when I come stay. I'll have to get more details on what exactly she wants to do. She never mentioned to me she has a family member that is a builder. She's telling me she "knows" someone that will build it for that price.

It can be done cheaper than 25K. it can be done (a lot) more expensively. It depends entirely on how nice is "nice enough":
