I am shortly going to start independantly renting out my condo. Can anyone advise the best way to collect money from tennants - ie through internet, or send an agent round to get cash? Im not really sure what the best idea is. Any ideas greatly appreciated.

Get a Thai bank account with internet access and simply have them transfer or put the money into the said account. You then simply check on the internet or ATM if you are here in Thailand and Voila !

if you're not here, or not willing, to do it, you need an agent to take care of everything and (hopefully) pay you the remainder.

If you have a Thai SIM card you dont even need to check; you can get an SMS on your phone when the deposit is made.

The SMS gateway used by Kasikorn (and maybe other banks) is Thailand only.

When outside Thailand I have never got OTP or account notifications from Kasikorn, if I've needed to do online banking it is a well rehearsed proceedure and you call them up and they send access codes to your email instead (for 24 hours)

That's true, but it's handy if you are in Thailand (or use a bank that sends them overseas, if any do).

TMB dont even charge me for the SMS service. I'm becoming quite fond of TMB.

Along with the SMS service of Kasikorn, there is an e-mail-service.

Before you go abroad, change the OTP-option (given by SMS) in a second-password-option (not valid for ALL transactions). Best would be to keep your Thai number active with sufficient funds on the sim.
