hi guys,

does anyone know of a decent furnished studio/one bedroom in Soi Thonglor (Sukhumvit soi 55)?

I'm looking to spend up to 20 000/mth; long term rental (12-18 mths) from Dec 6 2005 or as close as possible to that date; all mod cons incl. hi-speed internet; hopefully with water + electricity included.

Hi steppenfaerie.

I have no personal recommendations for Thonlor but I know of Peter's Mansion just down the road in Soi Ekamai 2 (Sukhumvit Soi 63, BTS Ekamai)

They have 1, 2, 3, and 4 bedroom places but you'll have to call for recent prices. 2 Swimming pools, Gym, mini mart etc but it's a 10 minute sweaty walk to the BTS.

Just on the other side of Sukhumvit from Soi Thong Lo is Soi 38... Plus 38 Condominium for a studio with washing machine, tv, "kitchen", pool, small exercise room would be in your price range. New and modern with a mix of farang, japanese and a few Thai. Worth a check...

there is a place right at thong lor BTS called Sunni Mansion (on suk road on the other side to 55) It is brand new and they have well-decorated one-bed apartments for 18,000. They are fully equipped with a great view. The building used to be offices and has been converted. It's worth a look if that's the area you want.

There's a very nice condo complex [low-rise, two pools, nice leanudry and fitness, etc.] on Thong Lor's soi 20. If you're coming from Thong Lor its the second complex on the left.

The juristic there seems to be a very nice woman and showed me several vacancies some months back in the 21-25K range. The only downside I saw to the set-up was the soi 20 itself- it connects to Ekkamai as 21 coming from the other way and seems to have a LOT of traffic. Then too, so does Thong Lor itself.

would you say that the area is quite safe as well? security is an issue for me because i'll be living alone.

the reason i'm looking for a place there is because i've heard it's got quite a lively cafe/restaurant/shopping scene. i lived in sathorn (next door to empire tower) for 2 months the last time i was in bkk, it was nice enough but quite boring because it was smack bang in the middle of a business district. if possible, i would like to find an area that is similiar to darlinghurst, glebe, or newtown, if anyone has been to sydney.

wow...it sounds good. i will definitely check it out.

i don't mind traffic too much as i will be sky-training it most of the time; besides, i used to live right on narathiwat road so i'm quite accustomed to it!

is electricity/water/laundry included? :o

It is quite nice. But at the opposite end from the BTS- very close to the Klong Sang Saeb with Petchburi Rd just beyond that- side of Thong Lor. Best thing about that factor is that you're on the traffic lane side pointing towards the BTS [no need to cross over traffic] for your AM commute. Also, there is apparently a bus route [all of them old and Red] that cruises up and down Thong Lor all day charging a Bt5 fare. You might want to enquire about their operating hours.

Not sure about elec & water, but the laundry wasn't included- though a very tidy and well equipped laundry room was. Do your own and save even more!! :o

I still haven't managed to teach myself to cross the road BKK-style yet, so being on the same side as the BTS is very welcome. How long is the walk?

Doing my own laundry is fine, funnily, it was one of the things I missed most when I was last over there. :D

Just so I have a few more options to look at, could you recommend anywhere else? Thanks!

I have tried looking in that area with same budget but no success... the only bld. that seems to fit my budget is Tonglor tower soi 18 ....

but will check everything you offer here.... do you guys bargain when they give you the price & and how much less have you got yourself with this ?

"Do you bargain?" Yes! And I also dressed up- making myself desireable AND presentable as a tenant- and really think it helped open some doors. The place I eventually rented ended up knocking Bt10K off the original price given. They offered the discount on my second visit. And I think they did so partly because they wanted me as their tenant.

Re: Soi 20 condo- and cost. I viewed at least 5 units there and was also escorted around there by three realtors and the jurisitc. Some ended up showing me the same units, others had their own lisitings. The experience itself was very telling. Nothing concrete I could pin down on price there, other than a lot seems to have to do with the owners. Variation on price was some BT5K for one bedrooms. This thread has reminded me of the best of the three realtors I met in my searching.

A Miss Im from Eve House Realtors http://www.evehouse.com/

She was not only the most helpful but also the most laid-back AND the one with the best price. Her apartment was my 2nd choice and she might have been able to get it for the magic Bt20K. I'll never know though, as i fell hard for the other unit, on soi 51. The same complex that had dropped their price by BT10K]. I was so impressed with Miss Im that I hoped to have an opportuntiy to send her some business. And loo, here's the chance. :o

The only other recommendations I would make is to explore Soi 53- especially the Rain Tree Villa units. And then have a look at the lane off Thong Lor's soi 5 and taking the first right after you've left Thong Lor. Lots of buildings in this lane and also well positioned to access the maze beyond it: eg. soi's 49, 51, 53 and Thong Lor 13

you mean too far to walk from soi thong lor to thong lor bts? how long would it take?

how did you find a realtor/agent to help you find an apartment? and how much did it cost? i am going to be in bkk for at least 12 months so i would really like to be able to find a great apartment, and i've heard that it's a good idea to get a realtor...

Of the five realtors I met three weren't worth composting. And the fourth was suspect. If you can find a good one more power to you. But I'd recommend starting by telling them you can pay Bt15K since you're certain that the incidentals will end up pushing it closer to Bt20K. If you don't stress 15 and instead start with 20 you'll be looking at units 20 and UP. Guarrans!

My strategy was not to find a realtor- I found a taxi instead and then told them to 'head down there', and 'stop here, this looks nice' and such. Taxi guys were very happy to let the meter run. Every single building I liked I made an inquiry. Which at times was not easy to get past the dolts in uniforms [another reason to dress well]. Once the juristics knew i was serious the realtors began to find me. But I also called some flyers i'd seen on supermarket boards and such.

"How long would it take?" How much dehydration can you endure? Are you up for a change of clothes before that BTS leg of your journey? LOL Forget it!

Yup! BT10K off- still makes me happy every time I think about it.

hmmmm....dehydration not so much a factor because i'm a lady :o and i don't sweat a lot. the bigger issue is that i'm always running late, so having the bts nearby helps a lot so i can dash straight from the apartment to the skytrain to meet my appointments.

what bargaining techniques did you use to get 10 000K off? man, i used to have trouble getting 20baht off a tshirt in mbk! lol!

funny how dressing well helps so much in bkk when u need to get something important done. all about image - 'tis a big aspect of my research that i will be doing there. it took me a while to figure that out though - in sydney all us uni students wander around in rubber thongs and i thought nothing of going everywhere in my good old havaianas (a common brand of flip flops), until i realised that i probably looked like a street urchin!!!
