Avg Land Prices In And Around Chiang Mai

I have a couple of extra baht here that I would like to put into some land purchases for the future. I've been looking out for some cheaper parcels a bit out of the city, until I realized that I don't know what cheap or expensive is!

Anyone have any ideas of prices of land outside of the city?

Ex1: there is a posting for 177 Sq/Wah in Mae Saa for 850k baht.

Ex2: 1 Acre in Doi Lo(South of San Pa Tong) for 280k Baht

Can anyone tell me what the current prices are in these areas or maybe in their area?

I think this would be a valuable resource to quite a few members here.

you are gonna hear a big range of prices... so much depends on total size of land being bought, location location location and then of course - who you know! how long you have been here and if you are showing your falang face or not.

When we arrived 3 yrs ago, we were being shown 1 rai of land in sansai area at about 1 million...then, within 6 months, we got to know locals and we were looking at 1 rai for 350,000 baht.... not as nice, needed more filling, etc... but definitely more toward a local price.

Our thai friends bought 3 yrs ago in Sarapi, right near the new promenade, for 450,000 a rai (they bought 2.5 rai)... now her family, who owns 25 rai over there, just sold it all at almost 1 million per rai for the whole 25 rai... for 5 yrs they could not sell for 550,000/rai... so... that new Promenade development dramatically changed local prices.....

another thread here speaks of the "housing bubble"... all that is impacting prices... take your chances, never invest more than you can walk away from and protect yourself at all times...

60 wah is about 500K at banwangtan. They'll throw in 20 soi dogs at no extra charge.

And around 18K talang wah around the lake area. Some areas 12K per talang wah Location X 3 etc, down to around 8K per talang wah.

And the soi dogs,almost a thing of the past. Well controlled now.

Mae Saa: 4802B/wah (850,000/177)

Doi Lo : 700B/wah (280,000/400) - It was 1 rai not 1 acre.

Sansai : 875B/wah (350,000/400) - 3yrs ago

Saraphi : 1125B/wah (450,000/400) - 3yrs ago

Saraphi : 2500B/wah (1,000,000/400) - current (near Promanade)

banwangtan: 8000B/wah - 18,000B/wah - Soi dogs no longer included...

All of the prices so far make a bit of sense, the nice developments/lakefront/near massive shopping malls are quite a bit more. I guess the one outstander in my mind is the Mae Saa piece. In black and white it seems like they are asking for about 2 times the actual value. Is there something about that area that commands such high values?

This land in Mae Saa is located in the mooban,so kind of limited in seroundings and about 5K/sq wah..I'm sure it will be cheaper per wah,if one buys 1-2 or more rai...but it is mostly National Forest around,so land and titles are limited...
