I lived in Ban Chang for a while and enjoyed my time there. It meets all your requirements.....and there's some night life. Try the "Oasis Bar" down past Sinthavee Village and turn right at the first cross roads. Payoon Beach and Pala Beach are the local beaches and there are some great Thai restaurants right by the sea.

Can I get there on any bus South on Sukhumvhit? Where do I get off and from there how do I get into town. I want to take a songtaew on a route and not let one out for short-time.

Are you aware of any mini-bus, I've never seen adverts.

Is Sinthavee Village where I'm headed to look for a flat? How far away from the beaches you had mentioned?

Thanks, I'll Google it all as well.

Yes, except the Sattahip-line.

Just tell the busboy you want go to Ban Chang, he will tell you where to leave. The fare is 30- 40฿.

In Ban Chang you can hire a funny vehicle, something between TukTuk and Songtaew, a small open Daihatsu, don't know what the fare is but they look really cude. I'm sure the driver will have a lot of info for you, too.

Rayong, Klaeng, Chantaburi, Trat-----buses to all of these towns pass through Ban Chang. But, as Patex has said, don't jump on a Sattahip bus. Travelling through Ban Chang to Rayong, the second set of traffic lights more or less marks the centre of the town. The first marker is the Eastern Star Shopping Plaza on the south side of the Sukhumvit Road.

Sinthavee Village is a housing estate and there aren't any apartments there. If you turn right at the aforementioned traffic lights you will pass Sinthavee Village about 500 metres down the road and about another 500 metres you will come to the road running along the coast. There are numerous inexpensive rooms to rent in apartment blocks/guest houses within the main area of the town.

You are welcome.

I think you must have your distances slightly mixed up Artisan .Sinthavee Village is about 5 k from the trafic lights and the beach is a further 5 k down the road. One thing you will need if you want to live round here is transport either a bike or car, there are plenty of ways to get from Ban Chang down to the beach but the service only realy works one way not many of the taxi bikes hang around for a return trip.

Also worth a visit is our very own street of shame, some realy good bars there and rumour has it we will have our very own pole polishing bar opening very soon :o

We are moving to Ban Chang in August and my employers may organise a house for us at Sinthavee Village.

I hope someone may answer some questions for us.

What are the services there like?

Is there anything for older children to do?

How far is it from a nice beach?

Do the houses have gardens?

Are there many open spaces, (we have a dog)?

I would be very grateful for any information as I have never visited the area before.

I don't know why you would look past Baan Amphur just 10 kilometres south of Tesco/Lotus Jomtien but a metaphorical 1000 miles from the Pattaya lifestyle. I've lived here for 5 years plus and can say this is like the real Thailand. Friendly locals, no dual pricing, relatively good local government under navy oversight, negligible crime, clean streets and so on.

This is a school town with 3 high schools and many for younger children, a commercial college etc. It has no bars, karaoke parlours, one foot massage joint and no nightlife apart from a splendid array of restaurants specializing in seafood.

It has markets 3/4 days of the week, several convenience stores, nothing much is more than a kilometre from the sea which is clean, and lovely fresh air and onshore breezes. SCB is the local bank.

There is tons of rental property at modest prices.

Still all the conveniences/pleasures of Pattaya are a baht bus at 15 baht away.
