How To Persuade Landlord From 6-Month Contract To 3-Month One ?

Featured Replies

Hi,

I look around many apartments and these rooms are for rent at minimum contract of 6 months or more.

How to persuade landlord from 6-month contract to 3-month one ?

Thanks

Offer the landlord a higher rate for short term.

Cash is King your the one with the money, come on there are so many places that you can do 3 months or even month to month

I would try it without first and only mention that after he/she says that it is not possible.

Or maybe paying the full 3 month in advance also helps?

Paying the 3 months in advance could backfire if something goes wrong as it is not in the interest of the landlord to sort the problem out. Could help if we knew where you were looking, quite a few people on here will know places in your area that will offer you short term rental contracts.

Lots and lots of places rent month to month, and it's worth negotiating with daily-rate hotels, especially if their occupancy rates are low. You also don't have big deposits to worry about, not a trivial concern here.

It would help us to understand what kind of budget range are you talking about? I pay B12K for a 4-story townhouse near Sathorn, you won't find something like that short-term. I know flats near me that are available on that basis for anywhere between B10 and 40K per month.

yes but on the other hand 3 month aren't a long time, which reduces any inconvenience...

Many places are setup to rent month to month, generally in a complex with staff to sort it all out. Consider if you were an owner, what would you prefer 6 months or 3 months? Sometimes life is clearer if you put yourself in the other persons position, long term is better for owners as don't have to advertise as often, or cleanup the mess, or deal with inspections. So as some posters mentioned give them an incentive for short term.

A friend of mine owns a massage shop down the road, I just asked her and she'd be happy to rent the whole third floor for 5K per month including water, electric is on a separate meter and she doesn't mark up the rate; and you can trust her to give back the deposit. Right next to the express ferry dock one stop away from Saphan Taksin BTS.
