Good on you, but you won't get the remaining deposit back until everything is checked, if you can do some damage anywhere that doesn't show up till after your away, then go for it. But don't forget that crooked landlords will be used to ex-tenants wanting their revenge and will know what to look for.

If you are well connected with the cops why not ask them go to her house and have them put the strong arm on her for you. I am sure they can come up with some kind of song and dance telling her she will have problems unless she gets things worked out with you. Doing damage to her condo may give you some satisfaction but it really is rather juvenile and karma has a way of coming back and biting you in the ass.

Consider yourself lucky to have gotten back as much as you have. I walked away from many deposits in BKK, Rayong, Chiang Mai, and even Nonthaburi.

The worst one I got screwed on was a 21k deposit which I was only returned 4k. I tried to speak to management, and he looked at me like I was some sort of fool and suddenly couldn't understand my Thai. What an insult !

I suppose having "connections" means different things to different people. Apparently the landlord wasn't blown away by that threat.

While I agree it does seem odd for a Thai to be seeking advice on how to settle this matter in a forum that is pretty clueless on Thai etiquette and Thai legal issues, who decided this was a forum exclusively for "expats?"

The only description I can find (resplendent in poorly crafted English) doesn't say anything about barring Thais.

If anyone does you a bad turn, and you are 100% certain you are in the right, always take your revenge, but note, this does not apply to any Farang in Thailand, you are just going to have to let it go, unless you are very rich, then you can pay a Thai to do it.

From a legal standpoint, she is actually correct in taking your money.

Thai Law states that when you lease an apartment, you are responsible for all damage done to it. Whether it is your fault or not.

However, you can turn around and sue the person who actually caused the damage.

If you want, I can get out my Civil Procedure book and find you the code. I took a few Thai business law courses back when I was studying at Chula.. I'm not a lawyer by any means, but know the basics.
