First, I think, you should be striving to find an honest, strait forward agent, as most

people in this game are untrustworthy cowboys, to use a mild language...

How much commission are you willing to pay?

My understanding of commission in Thailand is 3%. Assuming this to be correct, I'll add 1.5% on top of that if someone can move it within two months.

Hopefully the agents in your area are willing to do business with you at 3%

Unlike the agents in the Pattaya/Jomtien area who mostly want 5% otherwise they

won't bother to even try and sell your property.

You may want to consider marketing your house yourself on the many free internet

sites available and save yourself a considerable amount of money.

Also have a sign made up in Thai & English stating "House for sale by owner"

and erect it at your main front entrance.

Agents in Thailand are unregulated and therefore unprofessional in their work etiquette.

5% is about right as a fee to adequately compensate someone to do a reasonable job of selling a property in the midle and lower end of the market. The UK model of 1.5 to 2% is not an adequate return and that's why good UK estate agents for instance do the initial marketing very professionally and then all but disappear for the back end of a transaction and why cr@p unethical UK agents will get up to all their unethical tricks like selling probate properties against the wall. Pay peanuts and you get monkeys!

PS - I am not an estate agent - in fact I intensely dislike the culture of "property" as a speculative investment.
