I wonder if anyone can help me.

I am in the process of purchasing a small villa in Bang Rak and will require the services of a few reputable tradesmen for the following:

Rebuild exterior wall

design, supply and installation of swimming pool

Landscaping

Kitchen design and fitting

bathroom installation, tiling ect

If anyone has any recommendations it would be dearly appreciated. Also if anyone has any idea of what sort of costs would be involved for the construction of the swimming pool that would be great as I am totally unsure of what I am expected to pay.

Not easy

If you have the time look at work done and speak to satisfied clients.

If you have a Thai partner let them haggle.

Even if you can get a fixed quote in writing,the issues of timescale and quality need careful attention.

I did a self build as I had plenty of time to be hands on and my Thai wife agreed figures and paid and checked invoices as we we went along.

If your time is worth more th $300 a day probably better to delegate,there are plenty of competent architects builders and labourers.

In addition to demos weather,material interruptions I allowed double the time I needed in Uk or France and we actually 'topped off ' on the last day allowed.

Unless its a very big 10million plus enforcing penalty clauses is always tricky.

My advice is pay a little extra on quality and supervision and it will reap rewards,take no advice from anyone in a bar.

For what you want to do, You might as well go with a Thai company. I had a house built by a German outfit. The house turned out nice but 90% of the plumbing and 40% of the electric turned out Thai style and they won't/can't repair it.

I paid nearly 3.5 million baht for my disasters.

In your opinion would I still need someone to manage the project? Its only a small pool that im looking to install and the kitchen and bathroom shouldnt be a large ordeal or am i just being naive??

Small or large pool doesn't matter, its the same work, and yes, I would strongly advise to have someone to supervise.....someone with knowledge and common sense.

Yes I know some people that have done a very good job for me

But be careful as allot of people want to try to save money by supplying your materials yourself and paying for labour only

This can be dangerous as I anything is wrong with the materials then you have to pay for new ones even if the labourers brake them

If you have a contractor that gives you a price including materials then make sure you have warrantee on the material and for how long

If building a pool make the pumping is not on low ground as the pumps can get flooded during low season rainy season

construction of a small pool

new bathroom including suite, shower, tiling ect

re-tiling of floor of property 80m2

landscaping of garden

I know each job is different but im just trying to build an idea of the costs involved so that i do not pay over the odds. I am planning to do everything to a reasonably high spec.

I know each job is different but im just trying to build an idea of the costs involved so that i do not pay over the odds. I am planning to do everything to a reasonably high spec.

Not a new build but we recently did a complete refit of our villa.

Kitchen - We went for months and months with local vendors trying to get a decent spec at a reasonable price and gave up, every one seems to use a 'custom' woodwork shop for standard carcass materials and build which can be mass produced at great quality. A quick flight to BKK with a full set of room dimensions followed by a taxi to IKEA and 3 days later our brand new kitchen and worktops were delivered to our villa coming in at approx 50% of the local cost. Self-assembly and install was easy any competent DIYer can do.

Tiling - Fatanawaporn to pick and buy the tiles yourself. Tiling costs approx 150baht a square metre but beware! Get the tiler to do the tricky rooms/cuts first and pay on completion of each room to get him to come back. Ours did a great job however he left the most difficult room until last and then decided that as it was going to take a long time he didn't want to do it at the agreed rate and walked off to take another easier job for the same rate without the difficult angles!

Thank you for your advice, i actually may visit ikea and do it that way.

Do you have the details of the tiler that you used? how long did it take for him to complete each room?
