He can own them but you will need an court order to rent them out as he is under 18 years old.

A minor can own appartments and land as any other Thai national. But it will really be his proprty, you do not have a claim on it in any way. And that is under the protection of the court. For certain acts, such as selling the condos you will need prior approval of the court. He will become an adult when he get married or reaches the age of 20 (not 18).

Profit will also be of the child, although you can use the money for his cost of living, including education and healthcare.

If you can rent them out without a WP is another question. 10 condos out for rent sounds to me as a business, for which a wp would be required. But might depending on your actual involvement. Only renting out, or also advertising, maintenance etc might make a difference. But that your local labour office can better determine.

They could say you are just acting as legal gardian of the child.

Personally I would use an agent to be on the safe side.
