House Hunting, Recommended Moo Baans ?

Hi all, I am house hunting in Chiang Mai after arriving last Sunday, the first couple of days were spent with agents taking us around and we were getting shown a lot of places that we never even selected from the sites. I then took things into my own hands, hired a scooter and have been going around Chiang Mai, to be honest mainly getting and being lost, and just stopping where I see a nice looking moo baan, finding for rent signs on the fences and then getting in contact with the owners.

I am hoping to find a nice 3 bedroom place, with a contained yard (needs to contain 2 year old rascal), where it is possible to get stable internet connected, quiet and around nature would be ideal. I am budgeting for around 25k. So far I love the feel of Ban Wang Tan, a lot of greenery and open space. However when I just google mapped it and zoomed out I realise that this is just one tree in a forest of moo baans! I dont know if I will be able to go around and check every single one that exists in Chiang Mai so I would really like to know from others what moo baans they would recommend me checking out. Someone I met on my finding my way back home adventure told me I should check up north a place called land and house project, I dont know if thats the actual name. But I am open to all suggestions that meet what I am after, I dont really have a need to be close to the city other than I believe the further out I get the less likely I will be able to get stable internet. Bang Wan Tan and Home in Park are two of the nicest and both have lots of places to rent within your budget. If I were you I'd stop trying to better those two locations because you wont be able to do so by very much. Sure there's lots of Moo Baans to look at but I think you'll find you probably wouldn't want to live in most of them.

Great, I actually ran into Home in Park, liked that a lot too, a lot less greenery than Ban Wang Tan but also seemed like it was better maintained as in the tennis court was not falling apart and grounds were very clean. The lady in the office was a bit of a pain, I walked in and asked if there were any places to rent, just flatly told me "no", I then laughed and said "in this whole moo baan there isnt one place for rent?" .. again "no" .. I realised what kind of person I was dealing with and just laughed and as I was walking out I saw a flyer on the wall of a place to rent, I then said "whats this then?"..." oh i forgot we have one place for rent".. I then just walked out, left a sour taste in my mouth. Inversely my experience at Ban Wang Tan the lady at the restaurant in the club house was giving me maps and telling me about the history of the place. I will have to check out Home in Park again.

Checkout either,Son Si See village,or Tananavan village (have Primary school)

it on the Mae Jo Road just up from Meechok Plaza,look for McDonalds,can walk

to Supermarket,banks,post,wet market and restaurants ,everything at hand,and easy access to

all of Chiang Mai via Superhighway,2nd ring road. P.S. also swimming pool.

You have names BWT.. I love that one, almost bought land on it, as it doesnt feel like a moobaan, so many individually designed and built homes, larger plots, etc etc.. Home in park and so many others all cookie cutter houses too much like stepford wives.

Some tolerable ones along canal Rd.. 2 nice ones on the right hand side in the first 300m along 1317 after the promenada traffic lights.. Very good connections to ring roads and transit times to multiple points of the city from those.

I actually know of one large home going to rental soon as the owner is leaving for long long term.. Will be offered at a keen rate for a really long term tennant.

the office in Home In Park has nothing to do with rentals or sales - its a great place - just go down every soi and you will see what is for sale or rent

I actually like that part of town that worgeordie mentions, though I am not familiar with the housing estates around there. If I ever felt like leaving town I would probably end up there instead of Hang Dong or one of the estates east of town.

yes, agents in the office are BWT are nice; had at least one of them on my "to do" list. Well laid out place; unfortunately, dogs are a continual problem. But, you won't notice if you are deaf and never leave your home on a foot/bike/motorbike.

One of the slightly older areas, KOOLPUNT VILLE 5, 6 or 7 offer safety, excellent housing, are very clean, close to the airport/city and have reasonable Sale/Rental prices.

We bought here about 8 years ago. We left the house, including most of our possessions locked-up and went abroad for a few years. The 24/7 Security proved to be top notch....not even an ATTEMPTED Burglary. We've been back for 4 years, we had thought of building a new house but we just don't want to leave a Safe, Secure well Maintained village for the unknown. We renovated the existing house...didn't cost much and we are very happy here.

she wanted you to offer her some cash to let you know which good properties were for rent. that was the way it was done in the moobaan i lived in about 12 years ago.

I've spent a lot of time looking at HIP and from experience, all the houses for rent have signs out front stating they are for rent (or sale). I also found the office staff most helpful, the idea that they might want a bribe to let you know which houses are for rent is nonsense. It takes about twenty minutes to meander all the soi's there by car to see what is available.

I agree I agree-- as I said in my previous post the office has nothing to do with rentals or sales - they are not agents or an agency for HIP -- as I said just drive around and see for yourself

One thing you want to be aware of is susceptibility to flooding. There is a map that's been posted on Thai visa that shows how high above the river various places are. That's not definitive though. Some Moo Baans have very poor drainage so even though they look like they would be safe, they're not.

Thanks for the suggestions and tips, I went all the way out and looked at a place in the San Sai area that was advertised on Thai Visa, was a unique place in a moo ban called Siriporn Garden Home Village, was very quiet and peaceful, and even had fiber optic available as I talked to some residents there, pretty surreal that you can be on your balcony over looking rice paddies and cows with rolling mountains as a backdrop and then be connected by superfast internet to the world. Only issue with that place was a bit out of the way, but it seems pretty much anywhere here Ill be needing to get a car so really not too much of an issue.

I also checked out moo ban called Lanna Pinery Home, about a 1km north of Home in Park off Canal rd, very nice grounds with little lake, looks well maintained similar to Home In Park, also close to Daycares, which Ill have to be thinking about. The hunt continues however I am narrowing it down a lot, seems to be a lot on offer for around the 25k mark.

I have stayed at Home in Park / Lanna Pinnery & Also Siwalee at Serene Lake

My fav for big individually designed houses is still Lanna Pinnery and HIP has some nice houses and a small restaurant up front near to the office

Both seem to attract quality neighbors and the dogs are controlled in most instances

Serene Lake offers for me the best security and with the huge lake inside the development ...I am talking huge ...the 8 condo units and moobaan have a giant space internally where kids and adults can jog safely and also a good walk ...it takes an average of 30 mins o walk one loop at a fast pace

The serene lake unit is very close to the malls via the highways and also has the best kept grounds of all 3 developments and with the clubhouse opening soon...I believe their facilities and the internal space would be quite hard to beat

^ Lakeview mooban is gets take-off jet thrust noise as it's adjacent CNX southern end. Beautiful development with quality homes of similar design to the older Siwalee Ratchapruek mooban next along toward BigC ... OP should take a look in there!

When I was staying at Serene Lake ...I have to be honest I didn't get much noise

I recently stayed at Bed Hotel which is at the corner intersection of CMU and it was actually more aircraft take off noise maybe they changed the flight path ?

You were in a Serene Lakes Condo I believe? They are well removed from noise, Lakeview houses are not.

NB: CNX flight paths have not changed.

Was staying at Serene lake moobaan with the siwalee houses there and it was quiet

This development is beautiful by land and house with condo units there call North Condo 1-8 and then the siwalee moobaan and a newer one

The space inside is insane around the big giant lake and lots of potential

Ranks as my fav moobaan
