I have enjoyed the Retirement Extension my self, have had for 10 years, if you travel enough not to stay in The Kingdom for 90 days you do not have any reporting.

Thank you all for the info.......I'd just cleared for my retirement visa in Dec..2014.......I was surprised that it was a yearly requirement, as I had thought it was a one time thing :-) Reading the forums have set me straight on the issues on retirement, etc.....as I have 45-65K Baht easily.......thanks again, appreciated ;-)

You will need your marriage certificate plus a copy and the Kor Ror 2 marriage registry you will get when register your marriage.

Copies of your wife's house book and ID card.

A map to your house form the nearest main road or street.

Photos of you and your wife in and around the house and one showing you both under or next to the house number.

Unless you live in Bangkok you will need 2 sets of copies attached to two TM7 application forms.

Proof of money in the bank or income.

The rest is the same as for any other extension.

Edit: Forgot to mention your wife will have to go with you to complete a statement you both will sign.

Ubanjoe - I have heard that the 40K income requirement for the marriage visa can be achieved through a combination of your income plus your wife's income. Is this true or must it be soley your income?

It can only be your income.

It was allowed for about 2 years from 2006 until 2008 when they did a new police order and did away with it.

The big difference besides the financial requirements is that with an extension of stay based upon marriage (it is not a visa) is that you can get a work permit and work with one. With one based upon retirement you cannot work.

The extension of stay based marriage requires a few more documents than retirement and you will have to return to immigration after a 30 day under consideration period to get the extension stamp.

If you are using the money in the bank option marriage only requires 400k baht in the bank verses 800k baht. Or an income of 40k baht verses 65k baht.

At your age the ability to work if you want to could be a big consideration.

Freeing up 400k baht is also a consideration because you can invest it in anything rather than being restricted to a savings or a standard fixed term account.

You are going to have some people tell you that getting the extension based upon marriage is a lot more difficult but I disagree after getting 7 of them by choice. I have not found it all that difficult.

That didn't take long.

The extension of stay for retirement is easier to do. Marriage extension requires less money and takes more paperwork.

Horses for courses at the end of the day, I think. Yer pays yer money and yer makes yer choice!

A related question about an extension based on marriage. I'm getting married later this year and know about the need to have a photo taken showing the number of your house. However, I live in a condo, so should I decide to go down this route in future, would I need a photo of both of us outside the condo as well as one outside the door to my unit?

I would recommend extension based on being married to a Thai subject to the person on who you are going to be married to. In many cases I am going to assume this extension option works just fine. My wife many years ago took a trip to the local immigration office found out all the requirements, filled in the forms, got photos set up, and had me sign here, there and there. Then told to show up at immigration.

On a side note, sometimes, having a partner in this country who has a solid understanding of a second or third language can be a bit hazardous! Not that I have anything to hide.
