New median land prices see land in Bangkok going up 15% on average

BANGKOK: -- Median land prices in Bangkok to be announced by the Treasury Department next year will see an average rise of 15 percent for the land in Bangkok with the exception of land along the new elevated and underground rail routes which is going up by 75 percent.

Mr Aekawat Manakaew, deputy director-general of the Treasury Department, said Wednesday that the new median land prices to be effective as of next year until 2519 will also see a rise of about 35 percent in Songkhla.

The new median land prices in Bangkok for 2016-19 will be adjusted up by 15.78 percent by average which will make land in Silom commercial district the most expensive at one million baht per square wah, said Mr Aekawat.

For land in Chiang Mai, the new median land price is an average of 250,000 baht per square wah representing 6.71 percent increase. And the new median land price for Nan province is quoted at 85,000 baht per square wah compared to 45,000 baht/wah currently.

For land in the Northeast, new median land price for land in Khon Kaen is quoted at 200,000 baht/wah as the maximum and 50 baht/wah as the minimum.

The median prices of land in economic zones such as Songkhla, Muk Dahan, Nong Khai, Tak and Sakaew provinces will go up by 35%, 38.12%, 37.17%, 42.65% and 24.16% respectively.

Went back to the UK for a couple of weeks this month and found myself genuinely surprised how cheap most of the land is there compared with Thailand.

With such huge increases in land prices (unbelievable)! It can insure that only the rich will be able to purchase land which,in turn, will ensure the poor stay poor.

Or the poor has suddenly gone rich...or the landless poor can get rich by squatting in national land...

This is another planet and they make up there prices as they go along... same with the condos there worth half of what most want

50 baht a sq.wah is 12,50 baht a sq.meter, which equals around 25P (or less); sound cheap enough to me - however, it's all about location, Bangkok is up to 5,000£ a sq.meter; I presume prime London-land will be quite expensive also...whistling.gif

How many landless poor in Thailand do you know of who have gotten rich by squatting on national land? I'm guessing none.

Half of the new and sold houses here stay empty, it's only an investment.

Rich thai all put their money in real estate and have many houses.

So what we have here is the Government pegging land prices, so of course it would be inflated , so why a government department setting price and not the land speculators , real estate agents or as they say the free market place, the Government seems to interfere in nearly every aspect of Thai life , I am sorta glad I can't become a citizen, OZ land and house prices are dropping faster than support for Prayut-O..coffee1.gif
