I've invested approx. 10 Million bath in a house in Phuket. I work for a Swiss Company in Switzerland and I planned to stay approx. 7 month a year in Thailand. My working contract is for 5 month a year and my income approx. 3.5 Million THB. I planned to make 4 times a year vacation in Thailand with a duration from 6 to 12 weeks. What change I have to get the requested visas under the new regulations ? I'm 40 years old.

No change. Just obtain a single or two entry tourist visa prior to entry to cover your time here.

Yes, for you there will be no change. A single entry tourist visa will cover you for 3 months without any need to do a visa run.

For a guy that has invested 10 million in property, there are probably better visa solutions for you than having to go to an Embassy 4 times a year to get a tourist visa. You should be able to pull some type of multi-entry visa that will be valid for a year.

You should be hiring the services of Sunbelt Asia who have expertise in these matters. By the looks of it, you should be able to afford their services. :o
