My condo is in bangkok and registered with immigration there. I'm currently at a friend's guest house in jomtien and he has reported my at the jomtien Immigration office. I need to get a 30 day extension so I am hoping I only need to go around the corner to jomtien, would that be right?

Yes as long as you put the Jomtien address on the TM7 application form. They might want proof of the Jomtien address.

A receipt from the Guesthouse showing their address would do it.
