skippybangkok Posted June 24, 2016 Posted June 24, 2016 Had ugly looking bricks for a drive way for 7 years, so I though I would swap them out for better looking ones Contractor can in - and months later , it's all warped and subsiding New contractor wants to put in piles and a concrete slab, big budget, and I am still wondering why. For 7 years not an issue, and now it is Advice appreciated
Crossy Posted June 24, 2016 Posted June 24, 2016 Whatever happens it's going to have to come up I suspect your last contractor didn't compact his sand base sufficiently and it's now compacted itself. Provided he didn't dig up the previously compacted substrate it's likely that a simple lift and re-lay with a properly compacted base will do the trick.
eyecatcher Posted June 25, 2016 Posted June 25, 2016 Agree; you really need 6inch of well compacted crusher stone and then 2inch of sand screed for laying pavings. They dont know the word compact. I have seen 4 wacker plates in my 7 years here. One being used by a drainage team and 3 for sale at Global. Its not subsidence its settlement and your contractor is a numpty.
skippybangkok Posted June 25, 2016 Author Posted June 25, 2016 (edited) Thanks guys - I suspect your right. This guy now wants to compact, put a concrete slab, then sand, then the bricks What do ya think ? I am concerned about improper water drainage with the slab under neath , and the slab may also shift / subside Reckons 140k baht Edited June 25, 2016 by skippybangkok
IMHO Posted June 26, 2016 Posted June 26, 2016 140K Baht doesn't mean much without knowing how many square meters it is.
BEVUP Posted June 26, 2016 Posted June 26, 2016 ? Was the drive way free of tire ruts before replacing If so no need to replace sand , it should of just been an overlay Driving piles - These people will do anything do get money out of us (still no need even if it is reclaimed land after all these years) Bit like the road builders - So your contractor came & took the pavers (sell later), then charged for a shoddy job & expects to come back & cure all ( there usual way of concrete or render ) & get paid again ( just love the warranty over here ) Hope he put concrete around the border if in an open area ( but their way is to have an eyesore border instead of one you dont see )
weegee Posted June 26, 2016 Posted June 26, 2016 140K Baht doesn't mean much without knowing how many square meters it is. That money would cover a 30mtr Concrete Driveway 3 mtrs wide and 100mm thick....

That money would cover a 30mtr Concrete Driveway 3 mtrs wide and 100mm thick.... haha; yes if it was topped with gold. your 30m drive is only using 9m3 of concrete at a cost of 18k tops. if the OP cares to divulge the length; width of his drive then we can give him an estimate based on quantities.(well I could)...can you take a couple of photos to show what you have. My advice would be tell your contractor thanks but no thanks. dont even give him a second chance as he appears now to know nothing about costs and estimating as well as construction knowledge. in my 30 years of gebneral construction, houses, schools, hotels, business parks, supermarkets; the ONLY time a concrete drive was deemed necessary was the area a 36 ton articulated lorry would be driving on it. 99% of the time its simply crushed stone with pavers/blocks/tarmac. khun Somchai wants to use concrete because he can fleece you and he doesnt need to do much except sit back and watch those 6 cubers go for a dump.
skippybangkok Posted June 28, 2016 Author Posted June 28, 2016 Yes... About 6x5m = 30sqm. Had him do some smaller work and the work is very crap. Really looking for a good contractor in Bangna area to do inside and outside work, if know anyone, let me know ( message ) Thx

Really looking for a good contractor in Bangna area to do inside and outside work, if know anyone, let me know ( message ) Thx The going rate for concrete slabs, labor and materials inclusive, is around 500 Baht/sqm - plus/minus a bit depending on where you live, and what ready mix concrete supplier you use.

Yep thats right but the materials bit would be their form work & tools as i just did an above ground pool so that like a slab would = 500 p/sm + 2000 p/sm concrete + 120 p/ lght of 12 mm rio (they will probably use the usual chicken wire) & the pavers would also come in at 500 p/sm + sand But back to my original ? if the pavers were only looking horrible (out dated) with no signs of movement or tire ruts non of this should be happening as a simple overlay was all that was required

(assume no margin for my contractor - only the cement company ? labour cost for laying the sand and bricks ? any standard price As noted in my above post, pre-mixed concrete costs around 1700-2000 Baht per cubic meter. At 10cm thick, that means 170-200 Baht per square meter for the concrete itself. On top of that you have rebar, forms, maybe some sand for the base, and the labor - so in the end the overall total cost, all done, will be around 500 Baht/sqm. In your case, there's more work involved than just making a concrete slab, but I'm struggling to understand how the price gets as lofty as 140K. Edited June 29, 2016 by IMHO

Thanks that's very useful. Would you by any chance know that the going rate for demolition and removal of precisely such a slab? How much per sqm? Edited July 4, 2016 by Morakot
