BTW certain property agencies (who shall remain nameless, ahem cough cough) don't always delete sold/rented/never really was for sale in the first place properties from their advertising as promptly as they perhaps could. The once 500000 baht up to 1 million bahtstarter homes have long gone. Opal bought a small plot in a development in San Patong, just off highway 108 near the Police Station for around 400,000bht. Her sister-in law (brother deceased) also bought one in the same development for the same price and had a two bedroom house built on it for another 450,000bht. Certainly not fitted out with luxury fixtures and fittings but its a nice house and a decent build for the price. The one Opal bought is surplus to requirements and she has told the family to dispose of it, market is slow and no real interest with any moneyed people at the original purchase price of seven years ago. Presumably construction costs for basic entry level housing have also remained fairly static and suggesting that although San Patong might take it beyond the OP's transport radius, there is a possibility there would be others in the area that could meet the expressed budget. He has recently had built a modest place in Chiang Mai to accommodate his daughter attending Payap University, and son who has started a business near CMU. The land was 300,000bht and the two storey 2 bedroom house built for a further 650,000bht, It is in the Hang Dong area and located somewhere within the circle. Perhaps the Construction industry has taken a leaf out of the National Park handbook and many other services when there might be a sniff of a "non citizen" influence. Either way a proper reply would be voluminous and a troll field day would ensue, so to keep it brief, am well and blessed, Spring has arrived and is a joy to be out in the garden after work with a wind down beer or two.
