Puccini
Is there a law or other regulatory requirement that a residential building must be certified by the district office or another government agency as fit for human habitation? smutcakes
Condominium's are required to submit annual building audit to the relevant Government bodies. There are a small number of companies who are qualified to carry out these audits. The audits are followed up year to year. I believe in Bangkok all Condo's are supposed to do this, but in Pattaya it appeared that only the larger ones are required to.
Delight
When I purchased my condo I had to wait until a Certificate of Safety was obtained before I could move in. . This has nothing to do with the condo act. Of course it could have been just a ruse to extract money from the developer.
KittenKong
Our building is (supposedly) inspected every year for which the building pays a fee. I'm not sure what they are looking for though as there is no way they can inspect the interior of the units without the consent of the owners and someone with the keys being there. Certainly no one has ever asked to inspect inside my unit.
