  1. Moving from an apartment with 1 year retirement visa to a hotel under a one year contract.. Can someone confirm or otherwise that i still need to do my 90 day report ? Thank you.
  2. When I wrote "pay the rest" I meant pay 2 more months. The agreement will be 1 month in advance rental and 2 month security deposit. Therafter pay monthly rent. Sorry it not made clear.
  3. I have recently viewed a 1 bedroomed place in BKK for rent.I have messaged the owner/landlord that I want to rent it under a 1 year contract starting in about 2 months time subject to contract.. The landlord has agreed the moving in date and also the rent I pay. There is no agent involved. I am not familiar with the intracacies of Thai law but : Until we sign a formal written contract neither me as the tenant nor she as the landlord is bound by our messaging agreement, right? I have offered to secure the place by putting down 1 month in advance and pay the rest on the I move in and get the keys. Does that sound ok? Any advive on these questions or generally would be appreciated.

I am looking to rent a 1 bedroomed furnished place in the Silom area starting by end of May, Around 40 sq m , more or less,furnished with kitchenette or kitchen facilities; seperated bedroom or studio with partitioned sleeping area. 1 year contract under the usual terms. Somewhere like ITF Tower Silom Palace or Diamond Tower Silom would be acceptable. Must be easily within walking distance to Silom road . 12-16,000 baht per month, negotiable. I have tried various agents who so far are of little or no help and who list a lot of places no longer available. Maybe someone here can help? Many thanks...
  5. I will likely soon change my residence within BKK, . have told my new Landlord about completing the on line notification of residence (TM30) ... but they seem never to have heard about it. Is it possible to do the notification of residence by post? What forms and details need to be completed and sent? And to which immigration address? Or do I need go with Landlord to the immigration office? Any other suggestions? Many thanks for your help.
  6. I recently suffered bad diarrhea (probably caused by shellfish) and it was severe and would not stop; hence I went to the emergency dept of a local hospital. I was given amongst other meds an anti biotic called Omnicef @ 100 mg. The medicine was so effective it worked within minutes and the problem thereafter has totally cleared up. What i cannot understand is that according to my research on the internet this medicine does not appear to be listed for helping my condition.... I am curious to know has anyone else heard of or used Omnicef?

Am told from this site that the immigration practice in CW is to allow post apps to be processed if received within 7 days. So as long as online accepted within over that 7 day window, its ok. That is what I did. If rejected get postal app in before the apparent 7 day deadline.

  10. Yes it is conjecture as I mentioned it was a guess. And yes my Landlord is Thai with perfect English. I am not privy to the details my Landlord submitted to immigration under TM 30; I only have the confirmation copy given to my Landlord in English which I then used to do my on line application for 90 day. And of course there is a simple way to understand why applications are rejected: phone immigration and ask them! Have a nice day.....
  11. Having done my 90 day report by post for the last 3 years plus, I for the first time applied on line on 24 February. My application was approved late on the next day 25 February with an email confirmation: 'Your application for "STAYING LONGER THAN 90 DAYS" has been approved.' I have printed out the receipt of notification. Just my guess but other things being equal, errors in the address information especially those marked with an asterik , might lead to a rejection. I have 2 middle names which I entered. But that is not marked with an asterik. Address details such as passport number, arrival date, address number and province, Amphur and Tambon , etc., are marked with an asterik. My Landlord previously provided me with the confirmation given to them from immigration approving their TM 30 application ; I therefore copied exactly the details of my address given by immigration to my Landlord into my 90 on line. In otherwords the 90 day on line address details shoud correspond exactly with what Immigration already have on file.
  12. After 3 years+ of doing 90 day report by post I have just done my application on line and my application is said to be "pending" (CW). Does anyone know how long before I get a decision? I need to know as in about 2 or 3 days if rejected Its neccesary to send in my 90 by post to give what I understand is the 7 day "window" by which Immigration will process my post application. Thank u!
  13. Thank u....yes i mean the report online. So 15 days before the 10 March is 25 Feb. But if i try on 24 Feb will I be rejected as too early?
  14. For the last 3+ years I been doing the 90 day report by post at CW (Bangkok). I mail it in before 15 days before the report date. My next report date is 10 March 2022 so if I use the mail in system I need to mail my report 15 days before 10 March. However I have successfully registered for the new 90 day online and have a confirmation with password from immigration. My question is: What is the earliest date for me to try to register using the new online system? Thx for any input/help.

I recently had an early morning confirmed appointment at CW and in the confirmation copy I was told to go to Counter L1 -room 32, I showed my appointment confirmation letter to an official who was outside the Immigration room before it opened and he told me I did not need to go to the appointments desk inside but I could go direct to room L1-32 Nevertheless he gave me a queue number to enter the appointment desk section after it opened. Even though I arrived early morning there was over 70 people ahead of me in the queue, all of whom got access before me to enter the immigration section; I was not allowed to enter until my number was called. But when I entered the immigration area I went direct to room L1 -32 which is marked but not clearly "retirement online appointment". Needed to tell the official in that room I had an appoinment and I showed her my copy of the appointment confirmation. I was seen immediately and all went OK. For some reason I needed to wait about 1 hour to get my passport and bank book returned, I then got from downstairs a copy of my new 1 year visa then returned to get a ticket to the re-entry section; I was seen almost immediately and got my re-entry permit. I hope this helps.
  17. I would like to give my special thanks to TallGuyJohninBKK for giving a very helpful and detailed account of the necessary documents. Since my last renewal I have changed my address and whilst I have a copy of the confirmation of my new address from Immigration(via my Landlord) I have just today asked him for a copy of the TM 30 notification receipt. Also I have copied those other 4 forms which I can fill in and sign now before I go to immigration next week, as I hope it alleviates the hassle. Thx also to Dr Jack54 and mtls2005. I have made an appointment on Line and the confirmation e mail says says I should go to Counter 1. Is that the same counter where they give out queue numbers? I read elsewhere on this forum there is some debate about a recent Covid test being needed before being admitted to immigration at CW, but may I assume its just filling in a form and not a recent test result that is required?
  18. In a week I am scheduled to go to CW Immigration for renewal of my 1 year extension visa renewal ( 'O' retirement), 800k in bank. Also apply re-entry permit. May I ask is the documentation needed same as a year ago? Copies of (with originals as appropriate ) of passport, bank book, bank letter, map of residence, 90 day report, lease, etc Anything else? Many thx for your input.

  20. Around May had Ist AZ jab...4 months later got Covid and hence natural immunity,,,then more than 4 months later had 2nd AZ jab,,,does this mean I already have similar to 3 jabs or 2 jabs and a booster....? Or what is my situation? Thank u any imput.
  21. Immigration say on line not supported if new passport. I got a new passport 3 years ago at which time I switched from online to 90 day by post. Can anyone confirm that I cannot use the new on line system? Thank you.
  22. Since getting a new passport 3 years ago I been doing 90 day report by post. Is the new system available in my case?
