No way is ฿35k with your own money a good deal. A friend of a friend lives in Phuket and he told me he pays ฿8k for handholding. Didn't ask about the details because Phuket is off my radar for the moment.

So far so good for me here in Bangkok too but I do feel for those chaps that have issues. I've seen posts from dudes who have been told that online TM30 when returning from a trip is unacceptable and it must be done in-person AND with the landlord's signature. Whoever cooked that up has some serious issues!

Not if you live in a province with a rogue Immigration Office. Quite a few posts in other threads in the last few months complaining of having TM47 rejected because they stayed in a hotel for a night or two.

I've encountered the same thing as the OP during the course of my travels up and down the country as a tourist since mid-1997. More often than not, slippery bloody bathroom tiles that'll put you in traction if you're not careful. I have the same issue now that I'm retired and living in a condo in the fancy part of Bangkok. Plus no handrail for getting in and out of the bathtub. Obviously made by the same bloke that Dudley's trying to track down. I hope he gives the guy a right seeing-to when he finds him. PS. Praise the Lord for non-slip mats.
