  1. I do not understand two pages and no real answer.

    Condo fee is due and always has to be paid unless there is some technical reason. There is no statute of limitation. It is not a personal loan it is an outstanding and on going bill.

    Interest is a maximum of 8% for the 1st 6 months the money is owed then up to 20% there after. There is no interest on the interest, only on the actual condo fee due. Most Condo's I know of charge the maximum.

    Buying from a bank, normally the bank says you pay all the outstanding fees - it is in the agreement.

    You must have a letter from the Condo saying no money is owed before you can register in your name.

    This is where the interesting bit comes - if the Condo issued a no debt letter so you could register in your name but money is owing the Condo might have forfiet the option to bill for the Condo fee. But that is complex and with 1 million at stake I would suspect it will go to court.

  2. Wind caused a fair amount of damage to the stalls outside Festival, and the roof blew off the walkway. Oh yes and the big billboard above and in front of festival got damaged.

    All cause in a matter of minutes.

  3. Don't care what people say (there was a previous thread on this topic) I like them.

    I do not like A/C.

    I find fans just waft the warm air about, both ceiling fans and free standing ones.

    I stand it infront of the open window blowing across the bed. The evaporation cools the night air by a couple of degrees and makes it nice to sleep all through the night.

    Less effective in a room, I'm still debating whether to use with a window shut or open!

  4. I agree with KittenKong except it is my understanding that compound interest is not allowed.

    Maximum interest is 20% (after 6 months) and that is simple interest. I believe there was a case in Riverside where they charged compound interest and an owner objected. The owner won the case.

    On another point I would be careful about listing non-payers. The laws of libel in Thailand are quite draconian.

    If a unit is totally abandoned then it is possible for the condo to get control of the unit, sell it and recover their money. The balance is held for the legitimate owner. But it is time consuming.

    Use Skype, as previously said, no charge, it is free for free phone numbers.

    Maybe I do something wrong, but using skype it rings twice then hangs up, and I have credit in my skype account.

    The number you quoted in the first post appears to be a US toll free number number 001 800.

    Your quote from Skype says calls to the US are free.

    I have called US toll free numbers from Thailand using Skype for free.

    Maybe Element 14 is a useless firm but that does not mean you can not call a US toll free number using Skype from Thailand.

  6. Magnetic rings etc have no proven medical effect.

    BUT if they work for you then use them, my wife does and it made a big improvement for her.

    And we bought from Billy the tree, excellent service turned up very quickly and no tax on delivery.

    This was after searching Chiang Mai for a source of magnetic stuff and finding nothing.

  7. I put 35 in the front and 37 in the back - I normally carry a non-Thai pillion hence a little more than many other people.

    What I have found is I lose 10 psi from front and back between fills of petrol - ie about once a week.

    If I keep the pressure up I do not get as many punctures.

  8. Confusion!!!!

    The organic market used to be on Thanon Chaing Rai aka Thanon 'photocopy' going from the university entrance on canal road going to Niman road.

    It was on Saturday and Wednesday 6am to noon.

    The Saturday part moved some way down canal road last year.

    A few weeks ago the Wednesday part moved into the university just beside Doi Kham, on the corner of Canal and Suthep. There have been a few (4) stalls outside Doi Kham for a couple of years but the organic market is Wednesday 6am to noon. For those that know of the monthly market, used to be first Friday and Saturday of the month, it is in the same place.

  9. I needed the letter last November to do the same thing in Chiang Mai.

    I got it from the consulate, took best part of 10 minutes and cost all of nothing.

    But I am aware things change.

    Edited to add, why the rush? You must do the change before doing an extension, probably before getting a re-entry permit. Otherwise there doesn't seem to be any deadline.

  10. We looked at a number of offerings from a number of companies about 3 or 4 years ago.

    All failed to do what we wanted.

    All offered to 'fix' so they would do what we wanted.

    All were incredibly expensive, cost of the basic program, cost of amendments to the program, cost of training.

    In the end we wrote our own simple program that does just what our Condo wants.
