Good advice. Another question is about key money. The shophouses by VT7 remain empty not because the rents are that high but because Mrs. View Talay wants over 300k baht every three years, that is the original 3 year lease and then again upon renewal.

There is NO key money with the business in the OP's post. For around £5300 down and less than £500 a month that includes a roof over your head, someone could have a cracking little business going. Bung in a moderate coffee maker (if not there already) and with the decent wi-fi and a modest pastry case (think cheap as dirt Thai-style khanoms), one could develop a reasonable customer flow outside of the mainstay pizzas. Maybe it could benefit from a license to sell cold beer (if not in place already)?
I mean it's only 5300 quid???!!! If one has to debate a business plan and long term investment strategy for a piddling amount like that, maybe you don't have enough money in the first place.

I'm just interested to know if it is usual practice in Thailand to impose time restrictions on the operation of construction sites when they are situated in the middle of residential areas?
A new construction site which adjoins where I stay is still only at basement level but they have settled into aroutine of assembling the form work during the daytime and pouring concrete through the night. Last night I woke up at 3:30 AM by all the noise. I don't think I can put up with this for the period of the construction.
I seem to remember a similar problem happened sometime ago in Jomtien ?
Would I be able to determine if there are restrictions on working through the night but these people are ignoring them?

I have heard reports that there were as many as four pilots on board this flight.
But whether that is correct or not, ultimately, the main question for me is what was the check pilot doing? Surely it was his job to make sure this kind of situation didn't arise?

No matter how attractive this business appears, prospective buyers should simultaneously be asking the following questions :-
- is there a firm lease in place between the existing business owner and the landlord of the premises and does it specifically allow for assignment of the lease to be transferred to another party without any additional charges or penalty?
- If there is a lease , how many years is there remaining ?
- How long would the building owner guarantee that the rent will not be increased above 23K
- if the rent is eventually increased how would such rent increase be assessed and If both parties cannot agree how would any potential dispute be resolved?
The guy is selling up for personal reasons, and the above questions can all be answered. (I have met the landlord)
I think I have posted enough info here to attract anyone who may be seriously interested, so I think the best plan is for such persons to send me a PM and I will advise further, to the best of my knowledge.
As I said in my opening post, I am only trying to help out the guy out, (his English is not great and he doesn't have good English writing skills), and it did occur to me that there may be someone in Pattaya who was looking for a change of pace and livelihood.
If not, never mind, at least I tried.

I appreciate that but the questions I raised should be part of any regular due diligence
before buying any business situated in rented premises.
During the days I was working I saw so many small business people eventually “do their dough “ because they had concentrated all their efforts on negotiating with the business proprietor but at the same time made all sorts of assumptions regarding their ongoing relationship with the landlord which later turned out to be grossly inaccurate.
The prospects for making money in a business of this nature is only as good as the terms of the lease you are able to negotiate with the building owner. If he or she has devious motives unlike in the West where there are laws protecting tenants against predatory landlords, here you would probably have no other recall than to ultimately walk away.

I find it quite extraordinary that the airline company has been quoted in several media resources as having repeatedly said that both pilots were “ veterans “ whereas today one British newspaper claims one pilot was on his maiden training flight and had only 43 hours experience at the controls of a Boeing 777.

With the work ethic of some Thais and the relative unemployment rate being so low in Thailand, you may consider bringing in some Filipinas to meet the need. More than enough pinays that would jump at the chance and you could likely pull college graduates that would jump at the chance. Just saying.
If you keep having problems, perhaps you could find a way to bring in some Cambodians? If you went to Phnom Penh and looked around. I bet you would easily find some young people who can speak excellent English. The waiters I spoke to in coffee shops when I was in Phnom Penh a couple of weeks ago were earning no more than $80-$100 per month. One who was more experienced and older was earning $200.
And then put aside few hundred thousand of baht to pay off immigration with every arrest
I never suggested to do it illegally. if a business proprietor can prove the staff were unavailable or unwilling to work there must be a chance? Just look at how many construction sites are full of Cambodian workers.

I am wondering if anyone has seen any comparisons with other countries such as India or China regarding the ratio of household debt to their average monthly income?

So I'm in Mr Tongs in Udon Thani and a 28ish year old Thai young woman starts talking to me at the bar. Later we walk out to parking lot to leave and she gets in a new Nissan quad cab pickup truck with big tires and lift kit. A really expensive truck. She said you like my truck? I was expecting her to grab a taxi. I really am wondering where all the money is coming from for all this stuff
I was with this lady in Bangkok and she said she had to go to the bank on behalf of her brother to pay the monthly instalment on his pickup truck. He worked as a sales assistant at Homemart. I have no idea what his monthly salary is but his pickup truck was costing him 11,000 baht a month. After he had paid for his room, plus food plus everything else I couldn't imagine there would be much left over .

The way the story appears is odd.
Either
The food company that caused 20 people to be hospitalised is un-named which is weird.
or
The Pattaya Park Hotel was at fault and the journalist added an excuse on their behalf to make it look like they were not at fault. But he ensures that the name "Pattaya Park Hotel" is in the story so they don't get off totally scot-free. This would be weird also.
Is it really likely that management of the company on the trip would add outside food to a hotel buffet? I don't think so, it is not their role and almost certainly against hotel policy.
