LG and Samsung are the worst, only topped by Haier. Plastic parts will break away easily and maintenance over the lifetime will become more costly. Had the same discussion recently with an aircon guy in BKK (independent one, did not want to sell anything.
He recommended Mitsubishi, Daikin or Panasonic. Note that there are 2 different Mistsubishi companies making complete different products, Mitsu Electric (Mr. Slim) and Mitsu Heavy Industries (making heavy duty). Mr. Slim you can often get as promotion not much more than Samsung or LG, way better product. Check out Thai Watsadu, stay away from Home Pro, they use a wrong calculation to sell you over-dimensioned units you don't need.

Have to do the 5 years renewal end of this month. I have a yellow tabien baan with Bangkok address as well as that pink ID card. Will try the latter first, then the yellow book, if they still insist on the residence cert, well, that can be done as well
Anyone tried to get a CNX DL with a registered address elsewhere? I know some went to Lamphun, but that belongs to CNX immigration area. For Thais it should be no problem as they can be registered anywhere.

Complete waste of money. You will never get 100MBps in international bandwidth, not even incountry unless you try speedtest to an "optimized" server of the provider.

Singapore banks send CCs and ATM cards abroad. Not of any use to anyone as you have to activate them first through different possible channels. If someone steals it it's just a useless piece of plastic. Don't know why it should be different for american or any other cards.

They are free, they just say it takes 30 days. If you go to G4T it however takes 500B to get the same day. Go figure. You could call 1111 (government hotline) to complain about corruption or get a yellow house book.

Keep it simple, if someone tries to sell me an insurance (or a Wachtturm), <deleted> them. That bank would have lost my trust and my money. Competition is high enough.

Why you would say it is extreme, if a company kicks out incapable clowns, that scare away customers. May be a problem of job education, but in the case mentioned more of greed. "have to sell promotion to get commission". I'd kick them straight out. Bad for customers, bad for the company.

Not necessarily. I just got a new ATM card a couple of weeks ago after I lost one in an ATM. Me getting old I guess.... No insurance scam, just a replacement. Cost 100B.

Reminds me when I cancelled my AMEX. They did not even try to keep me as a customer. Just get rid of the nasty farang, less work for us. Some of these clowns just need to be fired and put back on the next bus to their parents ricefield.

Look online, better chances to win a cheap ride. Wife got one with Thai Smile 2 days ago to Suvarnabhumi, first flight today morning, 1400B. Thai Lion for ~1000B, on short notice, most fly to Don Mueang. It's highly competitive, but don't try last minute.

Stay below 120, there are a lot of mobile laser traps now, particularly in the Singburi area. Had last time I drove up 118 and 120 on the GPS and they let me pass. 120 is the unspoken inofficial limit. Above and you pay on the spot.

I may agree to that if you drive night time as you say. But that's the case with all and every road in Thailand. If going by night, yes I'd also take the 1 for security reasons. In general I try to avoid driving after darkness.
The Den Chai route is however perfectly fine daytime and well worth using, for the scenic route, regardless if in a hurry or not. Thus probably better suited if you leave late from North to South, not the other way around.
If you leave BKK at 4...5 am it will be afternoon there and a nice ride though.

Road conditions are way better than on the 1, no construction, a few trucks and other slow moving vehicles, and it's all the way 2 or more lanes till short before Lampang.

It's just a short stretch through the mountains, single lane, but not too many slow moving vehicles, most trucks and buses use the 1. On the other hand it's quite a nice scenic route. Would not say it takes longer, you make a lot of headway between Pitsanulok till behind Uttaradit. And there are many take over widenings. I'm not going back to the 1 unless I have to do something in that area.

Yes, that's what I meant earlier, but it's still different from the map you posted. You need to go through Pitsanulok and there on the 11 towards Uttaradit.
P.S. had a look at the map, mistake, it's not the 101 but 117 from Nakhon Sawan to Pitsanulok. So the recommended route should be BKK - 32 - NS - 117 - PL - 11 - CNX
And as an additional comment, avoid the 11 between Pitsanulok and Singburi as the plague.

avoid the busy route road 1 and go
BKK to Nakon Sawan
In Nakon Sawan turn on to the road 101 direction Phitsanaluk
Then turn to Road 11 direction Uttaradit
That seems to be the suggestions so far for the best and most convenient trip

That's the heavy traffic route all the trucks and most buses use, and then the pickups and people who don't know better. Lot's of construction ongoing year round, never stops, bad road.
So something like this right? Does this route looks like that one suggested?

From BKK take the 32 to Nakhon Sawan, there change to 101 till Pitsanulok and in Pitsanulok on the 11. Almost free, almost good, double-lane road, few trucks. There is a small stretch before Lampang that is single lane and some construction there, does not slow you down much.
If you leave BKK early, around 4am, no problem to avoid the morning rush hour. After Ayutthaya it will be much less traffic

Don't listen to what lawyers tell you. I wrote already what you need to do. Go to the land office and use the standard form. No questions asked.
If you have a lease agreement, it will be taxable. Usufructs not. Adding more complications. Lawyers and their wallets love that <deleted>.
