It's a complete rundown place. You say 500k for one room, I assume that is the standard apartment size of 20sqm with a toilet. They go for 2...3000B a month if you are lucky. Not including the maintenance and repair necessary every 6 months. May still be 5% ROI, perhaps, not too bad, certainly not hitting 2 digits. But eventually you have a point here, thinking about it again
-
Whatever you say about it, it is still one of not many places left in CM, where you can buy room as cheap as 500k, and rent it out for 5-6k per month, making that magic 10% number yearly return.
And with new management coming, it makes sens even more.
That's not cheap. And given the low income clientel aka teachers are gone elsewhere I'd bet my luck on something else than renting out a run down apartment block.

It does not expire, just changes to another stage. Define stage and help may be on your side.
...ok, without BS, Rimping sells milk that is almost expired for a discount, then get a small Yolida or Bulgaria, throw all together. let it rest for a day, and you have Yoghurt!

Not required, just move on. If they want anything, they will tell you.

As far as the stories go G4T is manned by former immigration officers. Income streams had to be derouted. Up to you to take that detour or perhaps complain to government hotline 1111

No harm done with my yellow book, I opened a number of bank accounts and closed them, got driver licenses, bought property, my car is registered in BKK with CNX number, so is my bike. All for what I'd have to queue for a while and fork out extra money. The pink card is actually cute, but I also have a SG PR card that is blue. They match all up nicely and when a BiB come I can pull out whatever makes him happy

Did you consider to erase your fingerprints? There are surgical and chemical options. Just in case I mean.
(make sure they don't use the surgical prints for some high security stuff)

You could try Bicyclette Cafe off Canal Rd towards Samoeng. After Royal Flora. Nice place, open space and good food. Lots of space to walk the dog and have a beer

120B? So they charged you double, normal price is 60B
. Always a little bit extra here...

Why isn't a TM30 required for Extensions in CW/Bangkok?
It's not required in Chiang Mai either. You are not even supposed to have that receipt as it belongs to the Thai house master who reports you or should so.
-
Yes, it provides a renewable multiple entry visa with a validity of 5 years maximum. No such thing as a 20 years visa.

Heres some CNX arrival photos taken yesterday afternoon
People gotta love Nimman area more everyday. Just look out for all the condo ads popping up describing a quiet location
-
How should that work? You could get the low end Thai Elite for 5 years for 500k, no such thing as 20y for 2mTHB. Maybe good, maybe bad, as nobody knows what the future will bring.
-
You should ask your wife to clear this up as she is the only one who could have put people in the house book.

Waiting time at the airport office was 45 mins for marriage last Wednesday. Came 6 and got the number at 6:45. Been called after lunch and through at 3pm. Not too bad.
You arrived there at 6.00 am and were done at 3. 00pm. 9 hours and you think that`s not too bad. Are you trying to kid yourself or us?
Drove back home, had a 2h sleep, went back before lunch because the number girl said "maybe" before lunch, had then Khao Soi with madame and returned at 13:00, where they needed another 20 mins to finish and return to work. So overall damage was not too bad. Any agent could not have done it differently as you still have to appear in person.
-
Put it in an registered envelope, with return 3B enough (otherwise someone needs to be at home to sign for it). Cost less than 50B per round with both ways registered. Why would you feed greedy agents?
-
That was on the arrival card for the last 20 years or so. Unrelated to that TM30 thing, which is not your responsibility but that of the house master which must be Thai, regardless what the legal facts are. That's why immigration also does not ask for it, only if you like to play with your luck in building 3. Up to you as they say
-
UOB card worked, they just activated it as they were asked to. But if you have only one card you are screwed.
-
The online stuff is done centrally from BKK. They have no idea at the local immi what you ask them, that's why they send you around to someone else. They can not say "I don't know", losing face thing, the usual game..
-
Thais need to be registered somewhere, not necessarily at the place where they live like in most western countries. Probably your wife got some relatives and perhaps friends in the book, Just ask her, but it's nothing unusual. No harm done, they have no legal saying other than the address registered in the blue book.

Landing backwards must be quite a challenge. Did they fly upside down?

My car is registered in CNX with CNX plates and BKK address based on BKK yellow house book. Don't think anything has changed here as I also just got my DL renewed in CNX with BKK address (the other way around).
May be different if you come with a residence certificate with no other proof of residence.
Chiangmai Condo, Nimman Soi 11, is changing management

I'm looking at it purely from an investment point of view and it's not attractive on the first sight. But ok, I got your point and you may be right. If it's going on a hotel like basis you have some more effort, but the daily rate more than compensates that. If management changes to the better, why not.
I'm hesitating on the low price segment as I don't want the locals who come with a fan and TV to run down the place and move on after half a year.
